Between the two of them, Cohen and Diaz, principals at Prism Capital Partners, have a combined more than 60 years’ experience in the field. And they’ve put that knowledge to good work, growing the company to become a major owner, developer and investor across residential, commercial and industrial properties in the state.
As Woodbridge works to mount its renaissance, Prism’s transit-oriented Avenue & Green debuted in the Middlesex County municipality to help boost those efforts. In addition to achieving lease up, the property secured a high-profile, flagship tenant for its retail component, signing its first lease with Eric LeGrand’s LeGrand Coffee House.
Sticking with residential, Prism’s revamp of the former Wonder Bread factory in Hoboken into the high-class Wonder Lofts has drawn interest, as well, crossing the 70% sold mark this fall. Of particular note is the sale of one of two top-floor penthouses at the property, which drew multiple millions of dollars when it was snatched up this year.
In Nutley, after securing Eisai Inc.’s corporate headquarters for the ON3 campus’s flagship, 300,000-square-foot building in 2021, Prism said it scored the suburban office sector’s largest sale in 2022 when it announced the $131.7 million purchase of the property by an affiliate of Cantor Fitzgerald LP. Capping off the year, Cohen cemented his power status when he was recently inducted into the NAIOP New Jersey Hall of Fame.
