New office leases in the Garden State underscore the value placed on updated properties with oversight from the tenant perspective.
Publicly traded staffing company Aerotek will join the roster at The Arbors corporate complex in Parsippany.
JLL announced the long-term lease transaction at the 360,000-square-foot Morris County office property last month. The global commercial real estate and investment management company represented ownership, ABS Management of Lakewood. Cushman & Wakefield Managing Directors Brian DeCillis and Ryan O’Keefe represented the tenant. Under the agreement, Aerotek will occupy space on the fourth floor at 8 Campus Drive.
Along with its sister building, 7 Sylvan Way, ABS Management recently elevated the Class A properties in an effort to “provide a world-class tenant experience.” Updates include a new entrance lobby, fitness facility, virtual golf simulator, conference/training facility and full-service café.
Situated on 15 acres, the campus features an expansive outdoor lawn, seating areas, food trucks and walking trails. The Arbors is also surrounded by external amenities, such as restaurants (Ruth’s Chris Steak House, Capital Grille and Panera Bread among them), a Wegmans Food Markets, hotels, a day care facility and more.
Building on that progress, ownership also recently retained Blue Management Service.
The onsite property management service will further elevate the tenant experience, according to the October announcement. Based in Clifton, Blue Management Services operates across nine different states with $1 billion of assets under management.
A JLL team led by Senior Managing Director David Stifelman, Executive Vice President Chris Conklin and Brokerage Coordinator Maria Ruberto serve as exclusive leasing agents for The Arbors and represented ownership in the lease transaction.
Aerotek’s services support the construction, manufacturing and comprehensive maintenance sectors.
The Arbors is centrally located at the crossroads of highways including Interstates 80, 280 and 287; U.S. Routes 46 and 202; and N.J. Routes 10 and 53. The Morris Plains Train Station is approximately 5 minutes away. Lakeland Bus Lines provides bus service to the Port Authority Bus Terminal in Midtown Manhattan. Additionally, Morristown Municipal Airport is 5 miles from the campus.
In Hackensack, Alfred Sanzari Enterprises retained another tenant at its centrally located Court Plaza South.
The family-owned and operated commercial and residential real estate development and management firm negotiated a 2,835-square-foot lease renewal with Galantucci & Patuto Esqs. at 21 Main St.
Alfred Sanzari Enterprises‘ in-house leasing team represented the firm in the transaction, announced Oct. 29. Court Plaza is steps from the Bergen County Courthouse and Administrative Complex.
A tenant since 2019, Galantucci & Patuto specializes in legal service including criminal defense, personal injury and civil litigation. Partner David Altieri commented that the firm “looks forward to its continued utilization of this impressive space to provide our clients with the premiere legal services they have grown to expect.”
The practice is the latest to extend its stay at the three-building Class A complex, following recent renewals with Cole Schotz and an expansion by Offit Kurman.
Earlier in October, Trenk Isabel Siddiqi & Shahdanian PC signed on at Court Plaza South with a nearly 4,000-square-foot office lease. “Court Plaza’s prime location in downtown Hackensack and wealth of on-site and nearby amenities perfectly fits the needs of our rapidly growing team,” John Shahdanian II, director at the firm, commented in an Oct. 15 announcement.
NAI James E. Hanson Senior Vice President Andrew Somple, Associate Jessica Curry and Vice President Jonathan Kristofich represented ASE. Meanwhile, Cushman & Wakefield Director Courtney Rosenkrantz and Executive Managing Director Ray Trevisan represented the tenant in the transaction.
With 335,000 square feet of space, the property offers a range of amenities, including a full-service cafeteria with indoor and outdoor seating; an on-site fitness center equipped with lockers and showers; a large common conference room; and 100% covered parking with direct access to office spaces and amenities.
Last year, ASE tapped NAI James E Hanson as exclusive leasing broker for Court Plaza. The complex currently has office spaces available for lease ranging from 967 square feet up to a standalone building of 10,926 square feet.
