Phenix Salon Suites is expanding its footprint in the New York metro area, including with a new location in Middlesex County.

JLL Managing Director David Townes and Vice President Alana Friedman recently brokered a trio of long-term leases for the company, the global commercial real estate and investment management company announced Nov. 9. According to JLL, the more than 22,800 square feet in activity is part of Phenix Salon Suites’ growth in the Northeast.

With more than 300 locations nationwide, Phenix Salon Suites offers rental spaces to beauty professionals. The brand – named the Nation’s No. 1 Salon Suite Brand by Entrepreneur, as well as a multiple Fastest Growing Franchises designee  – describes itself as “the first ‘Boutique Salon Suite Concept.”

In New Jersey, the franchise signed on for 9,000 square feet at Midstate Mall in East Brunswick. Phenix signed a 10-year lease, JLL said, in a deal with property owner Acadia Realty Trust, which was represented by Jeffery Realty Vice President Pat Delaney.

Midstate Mall, located at 300 Route 18, is a 370,620-square-foot shopping center with a location directly on the highway. According to Acadia’s website, the complex sees more than 3.5 million visits per year, making it one of the most-trafficked shopping centers along Route 18. Anchors include: ShopRite, PetSmart, DSW, Best Buy and Raymour and Flanigan, in addition to other regional and national operators.

Including the new East Brunswick store, Phenix Salon Suites has 21 locations in New Jersey.

Townes and Friedman – who joined JLL earlier this year from Cushman & Wakefield – serve as exclusive leasing agents for the Encinitas, Calif.-based franchise retailer in the New York metropolitan area.

“Phenix Salon Suites continues to disrupt the traditional salon business with a distinctive co-working concept for entrepreneurial beauty, health and wellness professionals,” Townes said in a statement. “The New York metropolitan area is a tremendous market for the company and we look forward to supporting its continued expansion efforts in other prime locations.”

Phenix Salon Suites offer amenities including a styling chair, shampoo chair, two cabinets, a hairdryer, and shampoo bowl that hooks directly onto the sink. The business seeks to offer essentials to operators so they can focus on customizing their suites as well as their business operations.

In New York, Phenix signed a 10-year lease for more than 7,800 square feet at Broadway Plaza (171 W. 230th St.) in the Bronx. Ripco Vice President Ben Weiner and Vice Chairman Jeffrey Howard represented property owner Regency Centers. Phenix also signed a 15-year lease for 6,000 square feet at Mid Valley Mall (39-47 N. Plank Road) in Newburgh, N.Y. DLC Management Vice President, Leasing John Kostyo represented the owner in house.
