Sayreville retail strip with QuickChek sells for $7M

Boasting a convenient location that includes a QuickChek, the listing for a 25,898-square-foot retail center in Sayreville drew demand, according to the team that negotiated its sale.

A local limited liability company paid nearly $7.2 million for the property at 881 Main St., according to a May 7 announcement from . The commercial real estate brokerage exclusively listed the property on behalf of the unnamed seller.

At 97% occupied, a mix of 14 regional and local tenants occupy the shopping center. According to Marcus & Millichap, most operate on triple net leases.

“Unanchored retail trip centers are one of the most underrated product types in the market,” said Senior Managing Director of Investments Alan Cafiero. “The combination of restaurants and service-oriented businesses, which are typically the backbone of the community, almost always fare very well in northern New Jersey. This property was no different,” he said, adding it attracted eight written offers from investors.

Cafiero marketed the property with First Vice President Brent Hyldahl, both investment specialists in Marcus & Millichap’s New Jersey office. In April, the pair closed the sale of a more than 130,000-square-foot retail center in Flemington for $6.25 million.

Approximately 238,000 people surround the Sayreville shopping center within a 5-mile radius.

Marcus & Millichap took a closer look at the New Jersey retail market in a March report. According to the study, high median incomes support the local sector even amid inflation. The firm said the income figure will surpass $100,000 in 2024. Sayreville is not far off from that mark, at more than $95,000, according to U.S. Census Bureau data.

The site also benefits from ongoing multifamily, mixed-use and warehouse developments in the area, Marcus & Millichap said.
