Deals include Hoboken spot for Marc Lore's Wonder

CBRE completed 20,000 square feet across four retail leases, bringing new tenants to shopping centers in the central and northern parts of the state.
According to Senior Vice President Marta Villa, based in the commercial real estate services and investment firm’s Florham Park office, the transactions underscore the sector’s increasing performance.
“The New Jersey retail leasing market is seeing increased velocity, with regional retail spending up year-over-year, and tenant demand bringing retail vacancies down to pre-pandemic rates in many areas,” Villa remarked.
Rymar Flooring signed a 10,000-square-foot sublease at 435 Oehler Place in Carlstat, with CBRE representing the sublandlord in the deal. According to the firm, Rymar was represented by Team Resources Vice President Alex Rosenberg. The sublease covers the remaining terms of the original deal, 2.6 years.

Wonder, the chef-prepared concept from entrepreneur Marc Lore that has been planting roots across the state following its pivot from a mobile fleet, signed a 10-year, 3,700-square-foot lease at the Waterfront Corporate Center III located at 221 River St. in Hoboken. CBRE represented ownership, SJP Properties, while the tenant was represented by Ripco Executive Managing Director Jon Paul Pirraglia. SJP first announced securing Wonder as a tenant over the summer.
Rumble Boxing Gym signed on for 2,900 square feet at the Whole Foods Market-anchored Windsor Green Shopping Center in Princeton. Villa represented the tenant, Rumble franchisee Iron Ventures of NJ, in the transaction, while Rick Mainardi represented the owner, Mainardi Management Co. of Wayne, in the negotiations.
