Larken Associates is expanding its Hunterdon County footprint with a new shallow-bay industrial complex currently underway in Central Jersey.
The Branchburg-based full-service commercial and residential real estate firm announced the project and construction milestone Nov. 4.
The two-building industrial/flex warehouse property will rise at 21 Minneakoning Road in Flemington with 70,637 square feet. Delivery of Flemington Junction Business Center III is expected in July 2026.
The shallow-bay project complements Larken’s other Flemington properties, Flemington Business Center I and II. Together, the trio will comprise 270,000 square feet. Larken said the figure represents one-quarter of its industrial development over the past five years. That total footprint covers 1.09 million square feet across New Jersey and Pennsylvania.
Both offer space just off Route 31. The former hit full occupancy in 2024. That four-building complex comprises 150,000 square feet of flex industrial space. Meanwhile, Flemington Business Center II arrived fully leased upon delivery, this past June. The property comprises 50,000 square feet at 20 Minneakoning Road.
According to Larken, the latest effort aims to meet growing demand for Class A shallow-bay industrial space in the Central Jersey region.
In October, Matthews reported industrial rents for bays under 50,000 square feet were up 40% nationwide. Looking ahead, Cushman & Wakefield noted in a report from earlier this year it expects shallow-bay space to “remain among the strongest in the industrial real estate sector.”
Units will start at 3,900 square feet. Larken says it can couple up to 35,300 square feet to facilitate tenants’ needs.
“Hunterdon County has consistently maintained one of the lowest industrial vacancy rates in the state,” said Rob Marek, executive vice president, Commercial Division, at Larken. “This supply-constrained environment makes it difficult for businesses to find the space they need to grow.
