With an accessible location that places the property directly off Route 3 and the Garden State Parkway, a medical office building in Clifton has a new owner.

Cushman & Wakefield announced the sale of 1135 Broad St., a 62,535-square-foot, fully occupied property, for $16 million Sept. 29.

The firm’s Frank DiTommaso, David Bernhaut, Gary Gabriel and Max Helfman represented First Equity Development Co., the seller. A joint venture of Rendina Healthcare Real Estate and Artemis Partners purchased the asset.

Tenants at the building include Children’s Specialized Hospital, St. Joseph’s Health and Kessler Rehabilitation Center, among others.

“Medical office buildings in the Tri-State area remain in extremely high demand and 1135 Broad St. was no exception, garnering attention from both national and local buyers, resulting in a highly competitive marketing and bid process,” DiTommaso said of the deal. “This property is situated in one of the most fundamentally sound medical submarkets in Northern New Jersey, with Clifton being densely populated, highly accessible and boasting a sub-2% vacancy rate across local competition.”

The property is also near to Montclair State University and a handful of health care facilities, including Hackensack Meridian School of Medicine, St. Mary’s Hospital, St. Joseph’s Main Campus and Mountainside Medical Center.
