Marketing it with Ten-X, Colliers recently arranged the sale of 900 on 9 — a Woodbridge office building located along a main road with prestige tenants.
The diversified professional services and investment management company exclusively revealed the $11.17 million transaction to NJBIZ this week. Colliers brokered the deal for the 112,705-square-foot building, at 900 Route 9 N., on behalf of the seller, East Windsor-based TFE Properties.
According to the Colliers team, combining resources proved useful to generating interest. In addition to its own proprietary investor database, Ten-X is the world’s largest online commercial real estate exchange. Together, the approach produced 152 executed confidentiality agreements, 14 property tours and seven registered bidders, according to the team. The buyer was a New York-based private investor, Colliers said.
The six-story building was approximately 54% occupied at the time of sale. Tenants include Onyx Equities, Toshiba, NIP Group and ExtensisHR.
Vice Chair Jacklene Chesler, Vice President Patrick Norris, Director Philippe Jomphe and Director Matthew Cohen led the Colliers team.
“Despite the headwinds with suburban office, well located, quality office assets continue to draw strong interest from both investors and users. 900 On Nine benefits from its close proximity to major arterial roadways, Metropark and strong talent pool,” commented Chesler.
According to Loopnet, the building was built in 1977 and renovated in 2018.
Colliers highlighted the visibility offered by 900 on Nine’s dark glass exterior, as well as its more than 19,000-square-foot floor plates. The building offers nearly 500 parking spots and access to public transportation. The property is approximately 35 minutes from Manhattan and near the New Jersey Turnpike and Garden State Parkway.
Nearby, new living options and a growing downtown Woodbridge round out the area.
