Denholtz debuts Bridgewater industrial redevelopment, secures tenant

Denholtz debuted an project in , along with a lease for 21,017 square feet.

Northpark at Bridgewater is a 73,429-square-foot Class A building located at 1488 Route 22. Red Bank-based Denholtz announced the project completion, and first tenant, April 20.

Occupier DIGI America Inc. provides, installs and services advanced supermarket scales, automated wrapping machines, label printers and integrated packaging solutions for major retailers, such as Costco and Walmart.

Northpark at Bridgewater features a design to support manufacturing, warehousing and logistics users. Building features include:

  • Flexible layout
  • 36-foot clear ceiling heights
  • 12 tailboard docks
  • Drive-in door
  • LED lighting
  • 100-plus on-site parking spaces

: Bridgewater changes attract ideal tenant

The project broke ground in 2024. The new building replaced an outdated structure at the corner of Chimney Rock Road and Route 22. When work began, Denholtz said the updated design for the 8-acre site addresses growing demand for Class A multitenant space in the region. The site sits less than a mile from the entrance to Interstate 287 with connectivity to I-78 and beyond.

Denholtz Senior Vice President, , Kristine Hurlbut said the Inc. lease reflects the quality of the project, as well as the market. “This is exactly the kind of established, forward-thinking company we envisioned as a tenant here and we’re thrilled to have them,” she said.

Year to date leasing in Somerset County totals 121,644 square feet, according to NAI James E. Hanson’s first quarter industrial report. In Q1, the average Class A asking rate was $14.57 per square foot.

Zimmel Associates Vice President Jordan Zimmel represented Denholtz in the lease transaction. Colliers International Vice President Linda Hill represented the tenant.
