Home buyers are heading back to Jersey City.

That’s according to The Marketing Directors, which handles sales and marketing for 99 Hudson in Jersey City. On May 25, developer COA 99 Hudson LLC announced the 79-story, downtown condominium has posted 16 consecutive weeks of recorded sales.

According to The Marketing Directors, the velocity “signifies a full return of Jersey City’s for-sale market in the aftermath of the COVID pandemic.”

So far in 2022, the property has recorded 40 total sales. In all, 275 homes have closed at the building — the tallest in New Jersey — since it was introduced in early 2018, with more than 500 residents calling it home.

“99 Hudson has consistently been the benchmark for luxury condominium sales in this market,” said The Marketing Directors President Jacqueline Urgo. “2022 is proving to be more of the same as homebuyers recognize the enduring value of the building’s extraordinary residences, comprehensive amenities and services, world-class views and ultra-convenient location.”

Designed by Perkins Eastman, 99 Hudson offers studios to two-bedroom homes and a limited number of penthouses. Residences range up to 2,500 square feet in living space and are priced from $548,000 to more than $4 million.

Like the building they’re housed in, 99 Hudson’s penthouses have also broken records. In October, the property’s developers announced a 76th-floor residence sold for $4.44 million, marking Jersey City’s highest-priced residential condominium sale at that time and breaking the previous record that was also set by 99 Hudson when a 75th-floor penthouse sold for $3.9 million. In February, another Jersey City building bested 99 Hudson, recording a $5.7 million penthouse sale.

The property also includes 65,000 square feet of amenities and programming. The eighth-floor amenity deck features an 80-foot-by-50-foot swimming pool, and, according to the developers, it’s the largest outdoor pool at a Garden State condominium building. Residents have access to an onsite spa, and 7,500 square feet of open space and pedestrian plazas is built into the property.

Global luxury concierge and amenity management brand LIVunLtd. is located onsite at 99 Hudson, overseeing a calendar of events for residents and helping to bring the property’s social spaces to life through programming including chef demos, guest lectures, wine and scotch tastings, and more.
