New multifamily projects continue to crop up across the state to meet housing demands. The latest includes living options now in Morris County from KRE Group, as well as a Warren County garden-style community from Larken Associates.

Valley View Park in East Hanover Township takes its name from the historic golf course that occupied the property from 1937-1973. The luxury residential offering from consists of five four-story buildings situated in a campus-like setting. Construction began in April 2023.

Located just off Deforest Avenue, the property offers one- and two-bedroom residences with three-bedroom options in select buildings. Currently under construction, a central clubhouse will include amenity and social spaces for residents. Additionally, KRE Group highlighted Valley View Park’s location near off-site retail, dining and recreation options.

KRE Group President Jonathan Kushner described the project as “a truly exceptional community of upscale residences and modern amenities in a desirable Morris County location.”

“Valley View Park introduces a new housing type to the area, one that we believe will be incredibly popular with today’s sophisticated suburban renter,” he added.

As of 2023, Morris County had just over 200,000 housing units, according to county data.

Residences at Valley View Park include:
  • Luxury plank flooring
  • Solar window shades
  • In-home, full-size washer & dryer
  • Private outdoor terraces
  • Modern kitchens with stainless steel appliances, tile backsplashes, quartz countertops, Shaker cabinetry, and Moen fixtures and accessories
  • Bathrooms featuring custom mosaic flooring, tiled showers and walls, and custom medicine cabinets

 

Each building includes elevator access. The property also has private storage spaces and garages available for rent.

Indoor amenities at the clubhouse will serve to foster a central communal point for residents. The building offers a great room, leasable party room with fireplace, fitness center, yoga room, children’s playroom and more.

Outside, amenities include a swimming pool, covered loggia with fireplace, three season relaxation area, BBQ grills, dining areas and bar, televisions, firepits, a gaming lawn, community garden, dog park, children’s outdoor play area, and a community walking trail.

“We really leaned into the special natural beauty of the property when planning this community, with careful siting of the buildings and the preservation of old-growth trees,” said Marc Kushner, chief design officer of KRE Group. “We added a lookout at the highest point of the property with unparalleled views of beautiful rolling hills,” he continued, adding that all buildings face a central amenity green.

The East Hanover property is the latest in Jersey City-based KRE Group’s luxury “garden collection.” Route 280 and Route 10 run through the township, offering residents easy access to highways such as Route 287 and Route 80. New York City is about 25 miles away by car.

Monthly rental rates at Valley View Park start from the $2,700s. Immediate occupancy is available.

Larken Living

Located 1 mile from the Pennsylvania border in Warren County, launched pre-leasing at Monte View at Pohatcong.

The 120-unit multifamily community at 1001 Monte View Drive is scheduled to welcome tenants in November, according to a Sept. 23 announcement. Work began in November 2023.

Set on 9 acres, the community includes three multistory garden-style buildings as well as a four-story, elevator-equipped structure with a ground-level clubhouse.

Residences will feature modern layouts with gourmet kitchens and upgraded cabinets, vinyl plank flooring, stainless steel appliances, quartz countertops, in-unit washers/dryers and large closets, Larken said. Select units will also offer a den, which could serve as a home office.

The resort-style offering is rounded out with indoor and outdoor amenities, including:
  • Lounge, game room and coworking spaces as well as a fully equipped kitchen
  • Gym with cardio machines, fixed weights and free weights
  • An outdoor, heated pool with tanning ledge; and amenity deck with fireplace, seating area and outdoor grills

 

Additional perks include a dog park, tot lot and pet spa.

Monte View at Pohatcong is part of the firm’s Larken Living portfolio. Comprising 20 unique communities the unit count adds up to approximately 2,500 owned and managed residences across New Jersey and Pennsylvania.

Looking ahead: Larken has plans to expand that portfolio. The Branchburg-based business said it’s in early planning for several new communities in the Garden State as well as to the west in Pennsylvania.
