Multifamily properties across New Jersey continue to attract tenants. In some of the latest, a new community recently launched in Livingston while others hit benchmarks in Essex and Hudson counties.

The Devan

After its introduction to Jersey City this past spring, luxury apartments The Devan has surpassed the 50%-leased mark.

Developers Fields Grade and Ursa Development Group announced the milestone for the Hudson County Gold Coast community Oct. 8. Located at 3 New York Ave., the building is situated at the city’s border with Hoboken.

At eight stories, The Devan offers a mix of 336 studio, one-, two- and three-bedroom units.

Ironstate serves as building management firm, taking advantage of on-site, high-end amenities to facilitate community within the space. Past resident-only activities and events include a summer pool party and outdoor movie. Ahead, a roof-top Halloween party and “Wine Down Thursday” are also on the calendar.

“Today’s renter wants an energetic community where they can engage in extended social interaction and build new relationships,” said Rob Giannone, director of development for -based . “The Devan’s amenity core encourages residents to connect in modern shared spaces that have been activated with fun-filled events and seasonal celebrations.”

Ursa Development’s Suzanna Sciarra credited the property’s “strong community spirit” as a “key factor in our success.”

In addition to affording accessibility to the Hudson-Bergen Light Rail, NJ Transit and the PATH, The Devan offers complimentary shuttle service to the Hoboken Terminal.

Residences at The Devan are priced at net effective monthly rents from $2,816 and offered with limited-time incentives that include one month free on a thirteen-month lease and two months free on a 26-month lease. WestSide Realty Group is the exclusive leasing agent for The Devan.

In Rochelle Park, The Delford from hit lease-up over the summer. The news coincided with the real estate and development company’s closing of a permanent loan for the 160-unit luxury community.

After kicking off its leasing program in earnest last November, occupancy began at The Delford in February 2024. The project broke ground in 2022.

Located at 120 W. Passaic St., the property is part of Village Center. The mixed-use development includes 8,000 square feet of retail space. Additionally, it features a 100,000-square-foot self-storage facility. According to Tulfra, that building has since been sold to a self-storage operator.

The property is also adjacent to Westfield Garden State Plaza; Routes 4 and 17, Interstate 80 and the Garden State Parkway are nearby, as well.

The one- and two-bedroom units at The Delford offer high-end finishes as well as amenities, such as:

  • Outdoor grilling and dining areas

Highgate at Livingston

In Essex County, leasing is now underway at Highgate at Livingston.

A joint venture of Continental Properties and Garden Communities, of Short Hills, announced the launch for the four-story, 169-unit apartment property Oct. 8.

The mix of one-, two- and three-bedroom units located at 100 Eisenhower Parkway is complemented by a suite of resort-style amenities. Last June, the project secured more than $49 million in construction financing.

Petak also highlighted Highgate at Livingston as an enticing option for residents looking to downsize while staying local.

Living spaces feature 9- or 10-foot ceilings, gourmet kitchens, spa-inspired bathrooms, luxury plank flooring, and in-suite washers and dryers. Most residences have a private balcony or patio.

In its announcement, Garden Communities noted Livingston’s No. 22 ranking on Niche.com’s 2024 Best Places to Live list. Additionally, Highgate offers convenient access to Interstates 280, 287 and 78, as well as Route 24.

An Oct. 9 notice from Woodbridge-based Continental Properties highlighted “impressive leasing results” at Highgate during the first week.
