The Devan, on the border of two Hudson County housing hot spots, has launched leasing for its 336 luxury apartments.
Fields Grade and Ursa Development Group announced April 15 the milestone for the eight-story multifamily building located at 3 New York Ave. in Jersey City. Situated on the Hoboken city line, The Devan features a mix of one-, two- and three-bedroom units.
The property offers access to the Hudson-Bergen Light Rail, NJ Transit stations and the PATH. Complimentary shuttle service will also take residents to Hoboken Terminal, facilitating connections across the Garden State Gold Coast and to New York City. Initial occupancy at The Devan is set for May.

Minno + Wasko Architects and Planners designed The Devan while Factioned handled interiors.
According to the team behind it, the building prioritizes both comfort and functionality. Described as a “large-scale” building, The Devan offers residences that are more generously sized compared with other area rentals, according to the project partners. Across the studio-to-three-bedroom spectrum, footprints vary from nearly 500 square feet to almost 1,500 square feet, according to the property website.
Residences include luxury finishes, such as Samsung appliances, plank flooring and in-home GE washer and dryers. Select homes include outdoor terraces.
The announcement characterizes the community as a live-work-play environment. The play comes via amenities and social spaces, like a rooftop Sky Lounge and second-floor courtyard. There are also spaces that allow residents to work from home outside of their home. The Devan offers individual coworking or group conference spaces as well as a community hub with residents’ lounge, library and meeting spaces.
Fostering a hospitality-inspired environment, the building boasts a covered driveway and drop-off area, 24/7 doorman and package system from Precision Imaging. In addition to the main lobby, a second vestibule offers pedestrian access to Hoboken. The enclosed parking garage includes EV charging stations, bicycle areas and rentable scooters.
“As developers deeply rooted in this market, we saw The Devan as a unique opportunity to forge a connection between Jersey City and Hoboken for residents,” said Suzanne Sciarra of Hoboken-based Ursa Development Group LLC. “Our goal has always been to create a space that not only meets the needs of modern urban dwellers, but also enriches the entire community,” Sciarra continued.
The Devan is the latest residential building to boast its location along the border with Hoboken. Underscoring the connectivity in the area as well as its appeal, Hartz Mountain unveiled plans for Hoboken Point in neighboring Weehawken in February. Also in Jersey City, LeFrak is looking add a 47-story mixed-use building at the far end of Newport, along the Hoboken border.
The Devan is located in the up-and-coming surrounding area just west of the Holland Tunnel. Along with new retail, resident and public areas, the building is also near Southwest Park in Hoboken.
Based in Hoboken, Fields Grade‘s additional Jersey City projects include The Agnes, The Hazel, Le Leo and others.
The Devan features an on-site leasing center in addition to fully furnished model homes. WestSide Realty Group serves as exclusive leasing agent. Ironstate is the property management company.
