NAI James E. Hanson arranged the sale of a property featuring a trio of different building types in Bergen County.
Vice Presidents Anthony Cassano and Dick Hecker represented the buyer, Eagle Rock Investments LLC, and the seller, FNF Property Associates, in the transaction, announced Oct. 25.
Located at 661-665 Broadway in Westwood, the buildings are situated on a 1-acre, L-shaped lot that includes: a single-family housing unit, a garage/warehouse and an auto repair center.
Additionally, the property features 300-feet of frontage on one of the municipality’s busiest roads – with visibility to the more than 238,000 residents within 5 miles, according to NAI Hanson – and ample on-site parking.
“It can be a challenge to secure a buyer for a property that is in need of substantial investment,” Cassano said in a statement. “Many buyers simply aren’t interested in having an added expense and the headaches that come with a rehabilitation project. In this case, we were able to leverage our contacts to secure a buyer who was able to envision the investment potential for this property and help both of our clients realize value from the transaction.”
According to NAI Hanson, Eagle Rock Investments plans to refurbish and then lease the three buildings.
