NAI James E. Hanson negotiated a lease for 1,627 square feet of office space at 1811 Springfield Ave. in New Providence, the real estate firm announced Aug. 18.

NAI James E. Hanson‘s Andrew Kirshenbaum represented both the landlord, See Clear Associates LLC, and the tenant, Hoffman Design Builds Inc., in the transaction.

Just five minutes from downtown, the 8,054-square-foot office building has on-site property management and plenty of parking. The exterior also was recently renovated.

Situated on the western edge of Union County, the building also offers proximity to Route 22 and Interstate 78, the firm said, adding that Kirshenbaum also represented the site’s landlord in its acquisition of the property in 2019.

The tenant, a remodeling and custom home-building firm, will use the space as its new headquarters and showroom for customers to view materials, NAI James E. Hanson said.

“Businesses are constantly looking for ways to better access their target audience,” Kirshenbaum said in a statement. “In this case, the tenant felt it was best to physically move closer to their clientele and plant their roots in one of Union County’s many upscale neighborhoods.

“The lack of office inventory within this area represented an advantageous situation for the landlord, but the space fit all of the tenant’s needs and we’re proud to have successfully advised both parties in securing a lease that accomplished the goals of all who were involved,” Kirshenbaum added.
