NAI James E. Hanson announced several recent deals, representing leasing activity in the industrial, office and medical office sectors.

In a move that brings a New York City-based clothing retailer across the Hudson to New Jersey, NAI Hanson announced Marcus Adler signed a 24,550-square-foot lease May 23 for an industrial building located at 91 Grant St. in Ramsey.

Senior Vice President Andrew Somple and Associate Jessica Curry represented the tenant – a third-generation, family-owned business – in the transaction with RW Ramsey Realty Corp., the landlord.

According to Somple, the deal epitomizes a trend of businesses making the move from Manhattan to the Garden State.

“91 Grant St.’s easy access to many of the region’s major roadways made it a terrific fit for Marcus Adler as they set out to redefine their logistics operations,” he said in a prepared statement. “We’re happy to have helped a family business secure the space they need to begin the next chapter of their journey and we wish them continued success.”

Located off Route 17 North with easy access to Route 202 and Interstate 287, the property includes 3,230 square feet of office space, two 8-foot-by-10-foot tailgates, one 10-foot-by-10-foot drive-in, 43 parking spaces on a recently repaved lot, and is zoned for outdoor storage.

Marcus Adler specializes in clothing accessories, including gloves, hats, scarves and more. The move, NAI Hanson said, will allow the company to handle distribution and logistics internally and make the transition from engaging a third-party logistics operator.

In Belleville, NAI Hanson’s Team Lizzack-Horning secured a renewal that will keep radiology services provider New Jersey Imaging Network at its current space, which it has occupied since 2015.

Vice Presidents Darren Lizzack and Randy Horning negotiated a 8,796-square-foot renewal at 36 Newark Ave., a three-story, 47,842-square-foot medical office building that is connected to Clara Maass Medical Center by an indoor pedestrian bridge.

Lizzack and Horning represented the landlord, Everest Healthcare Properties, while the tenant was repped by Versa PM NJ LLC.

According to the recent announcement from NAI Hanson, the property offers medical suites of varying sizes. In November 2021, the landlord tapped the Lizzack-Horning team as exclusive brokerage for the property.

“Location is one of the most important factors impacting a health care tenant’s decision to renew or move to a different location,” Lizzack said in a statement. “36 Newark Ave.’s location and accessibility to a fully-accredited acute care facility offering world-class medical treatment provides its tenants with a terrific opportunity to deliver care to the community. We’re proud to have provided the real estate services needed to negotiate a renewal and keep a New Jersey Imaging Network office in Belleville.”

Team Lizzack-Horning also recently negotiated two office leases in Mahwah at 575 Corporate Drive.

Auto parts distribution business Wimas Sales LLC signed on for 10,170 square feet of space at the property while Lime Line Operations LLC – a mobile health care, medical staffing and ambulance service – agreed to lease 3,200 square feet.

Lizzack and Horning represented the landlords, Zohar Zisapel Properties Inc. and Radbit Computers Inc. in the transactions, according to the May 16 announcement.

“575 Corporate Drive is a dynamic multi-purpose space in a desirable location,” Lizzack said. “As location consistently remains one of, if not the most important element in the current real estate market, properties like this will continue to draw attention and put landlords in an advantageous position to capitalize on this demand.”

According to the announcement, the newest tenants were attracted by proximity to surrounding roadways.

With easy access to Routes 17 and 202, Interstates 87 and 287, NJ Transit rail service (at the nearby Mahwah station), and a Short Line Bus stop with service to the Port Authority Bus Terminal, the two-story, 144,570-square-foot mixed-use property offers office, warehouse and storage space, along with 400 parking spaces.

The NAI Hanson team is exclusive brokerage firm for the property, where it has implemented a strategic marketing strategy to attract tenants.
