A new Dunkin Donuts drive-thru will rise on a high-traffic highway in Paramus following a property sale in the top U.S. retail ZIP code.
NAI James E. Hanson announced the transaction involving the 0.62-acre lot at 136 Route 17 S. Oct. 27. According to the firm, the site is approved for the construction of a 2,000-square-foot Dunkin location.
Vice President Jonathan Kristofich and Senior Vice Presidents John Schilp and Sigmund Schorr represented both the buyer, RT 17 DEV LLC, and the seller, RT 17 & Gertrude Paramus LP, in the transaction. Financial terms were not disclosed.
To form the pad site for the Dunkin Donuts, the property will be combined with a neighboring parcel (134 Gertrude Ave.) that NAI Hanson said it helped its client purchase in 2021.
The closing is the 12th successful transaction recorded by the Kristofich and Schilp team and the eighth from a combination of Kristofich and Schorr, NAI Hanson said.
According to the firm, the process took nearly three-and-a-half years, following delays due to the pandemic and zoning board closures.
“Transactions such as this highlight the unforeseen challenges the pandemic presented our industry and how the lingering effects can still be felt,” Kristofich said in a prepared statement. “Luckily, our team is comprised of some of the most experienced and tenacious brokers in the state, which allowed us to combine our resources and expertise to ultimately provide the services needed to finalize the deal for our clients.”
The new location is not the first Dunkin Donuts to arrive in the Bergen County municipality: according to Dunkin Donuts’ website the coffee and baked goods chain has three other stores in Paramus.
According to many experts, Paramus produces more retail sales than another town in the country.
