White Lake Commerce Park is ready to welcome a new tenant, with Brooklyn-based Organic Gemini’s leasing of 12,920 square feet of industrial space at the Sparta complex.
NAI James E. Hanson announced July 14 it negotiated the lease for 6 Aaron Way with John Schilp representing the landlord, 6 Aaron Way LLC, and the tenant, a maker of snack and beverages that use the superfood TigerNuts.
Organic Gemini plans to use the property to establish a warehouse and distribution depot for its products, according to NAI Hanson.
“The strong leasing activity at White Lake Commerce Park illustrates the continued emergence of the Sparta industrial market,” Schilp said in a statement. “Within this market, brand new, state-of-the-art properties such as 6 Aaron Way, continue to stand out and will be key in attracting high-quality tenants to build upon the market’s momentum in the months to come.”
Located in the state’s northernmost county, Sussex, the region posted a 3.7% vacancy rate in the second quarter. Meanwhile, average asking rents – at $8.12 – are about half the respective prices per-square-foot in the state’s most in-demand submarkets in the Ports and Meadowlands.
According to NAI Hanson, the landlord for 6 Aaron Way enlisted the firm to help it capitalize on increased demand in the area.
The deal further highlights Schilp’s own role at White Lake Commerce Park, which dates back to 2019 when he was retained to facilitate the sale of 12 lots that now comprise the site. Since the last sale closed, he’s brought several developers to the property, resulting in the development there of owner-occupied and spec buildings ranging from 10,000 square feet t0 40,000 square feet. On top of that, he’s also secured several tenants and buyers for While Lake, as well. Most recently, Schilp arranged the sale of 7 Aaron Way in May.
