Transwestern brings Morristown office building to full occupancy amid pandemic

Transwestern Real Estate Services (TRS) on Friday said it completed two long-term leases at 62 Elm St. in Morristown. Transwestern Managing Director Dan Ligorner served as the leasing agent for the 20,000-square-foot boutique office building, which he brought from vacant to fully occupied in 24 months.

New Vernon Capital, a global asset management firm, signed a 10-year lease for the first floor to relocate from its Jersey City office. New Jersey Monthly also signed a 10-year lease for the third floor of the property.

“Transactions require a little extra patience and creativity these days, but achieving 100% occupancy at 62 Elm St. with the addition of these two tenants underscores the continued demand for quality office space in vibrant, transit-oriented suburban markets,” said Ligorner. “Morristown remains one of New Jersey’s most sought-after downtown destinations, and the property’s central location provides tenants with a true live/work/play environment and easy access to everything the town has to offer.”

Situated in downtown Morristown, 62 Elm St. is steps away from a variety of hotels, restaurants and retail destinations. Additionally, the property is across the street from the Morristown Train Station, which offers express train service to New York City, and is proximate to Interstates 287, 80, 280, Route 24, and Newark International Airport.

The three-story boutique office building features a brick façade and 42 on-site parking spots. The property has a “Walker’s Paradise” score of 91 from Walk Score, a company that measures the walkability of neighborhoods across the U.S.
