American Equity Partners LLC scooped up a 136,000-square-foot boutique office building situated on the Jersey City waterfront for $48 million.

JLL Capital Markets announced it closed the sale of 15 Exchange Place, which was built in the early 1900s, on March 8. The firm represented the seller, Hartz Mountain Industries Inc., and procured the buyer.

The 11-story building features office space positioned above ground-level retail, which is occupied by a Starbucks and Potbelly Deli. With a diverse tenant roster — financial firms, data consultants and other professional services, according to JLL — 15 Exchange Place is 71% leased.

The JLL Capital Markets team representing the seller was led by Jose Cruz, Kevin O’Hearn, Michael Oliver, Steve Simonelli and Jason Lundy.

“15 Exchange is very unique, it provides gorgeous views of the Hudson River together with unobstructed views of the Manhattan skyline to every office suite in the building regardless of size,” American Equity Partners’ David Elkouby said in a statement. “That, together with its proximity to mass transit, is what appealed to us at AEP.”

Located in Jersey City’s Exchange Place, the property offers views of New York City, flexible floor plates, executive parking and an outdoor courtyard with direct access to the Hudson River waterfront and plaza. It also offers a range of accessibility: located adjacent to the Exchange Place PATH station and within walking distance of the ferry terminal, while the Hudson-Bergen Light Rail also provides transit for commuters.
