West Side Square rising in Jersey City with 800+ apartments

A new master-planned mixed use community is making progress in ‘s Marion neighborhood, comprising 800,000 square feet featuring apartments along with retail and public spaces.

West Side Square offered an update last week. According to the team behind the project, the effort builds on the history, artistry and iconic landmarks of the area by creating new spaces fostering connections for residents and visitors.

Collaborators on include Lanterra Developments, Westdale Properties, Lantree Developments and Altree Developments. The mixed-use effort got started in 2023 with a groundbreaking ceremony that drew several executives and Mayor Steven Fulop.

According to the latest announcement, West Side Square will wrap work in September 2026.

Comprising two rental buildings, The Residences at WSS and The Factory at WSS (part of Phase Two) will offer 834 residential units and 16,275 square feet of combined retail space, in addition to an outdoor piazza. Using cobblestone to harken to Jersey City’s industrial past, the pedestrian-friendly space aims to emerge as a cultural destination, hosting open-air markets as well as arts and music.

The intersecting public-private area aims to create a seamless integration of living as well as larger communal spaces to foster connection and engagement, according to the project partners.

The project takes inspiration from “Europe’s vibrant city squares,” and more locally – Manhattan’s meat-packing district, the development team said.

“Once completed, West Side Square will seamlessly encapsulate the essence of Jersey City – a unique blend of living, working and leisure – offering our future residents an unparalleled experience at their doorstep,” Zev Mandelbaum, president and CEO at Altree, said during the 2023 groundbreaking.

The Residences at WSS – 1075 W. Side Ave.

  • 477 apartments
  • Studio to three-bedroom layouts ranging from 480 square feet to more than 1,500 square feet

The Factory at WSS – 64 Broadway

  • 357 apartments with 36 affordable units
  • 300,000 total square feet

 

The developers described the Marion neighborhood location as “prime.” They defined the area as bound by Broadway to the south, Fayette Place north, Giles Avenue to the west and Corbin to the east — placing it at the crossroads of a longstanding business district, residential hub and key transit center.

West Side Square is rising within walking distance of the Journal Square PATH station, with access to New York City, and more.

Leasing opportunities expect to be available starting spring 2026.
