Rockpoint and Urby are teaming up to bring a new multifamily tower to the Jersey City waterfront.
According to a July 8 announcement from the joint venture partners, 201 Hudson – by Urby will rise 69 stories and feature 748 market-rate studio, one-, two- and three-bedroom apartments along with about 10,000 square feet of retail space. The lot is currently a surface parking lot.
The latest marks the second phase of a three-tower multifamily development master plan located at 191-201 Hudson St. The project earned approval for its Phase 2 work in 2024, following a cut in unit count and other updates. It builds on sustained momentum along the Hudson River, as Jersey City continues to boast one of the most appealing multifamily markets regionally, and nationally.
Last year, Veris Residential Inc. consolidated its majority stake in Jersey City Urby at 200 Greene St. Since taking over management, the newly private company renamed it Sable. That project was developed in 2017 with Roseland Residential Trust, a subsidiary of Veris forerunner Mack-Cali Realty Corp.
Urby will co-manage construction and development at 201 Hudson – by Urby. It will also oversee property management and leasing the new tower alongside Rockhill, the property services affiliate of Boston-based real estate private equity firm Rockpoint.
Newmark co-Head of U.S. Capital Markets Adam Spies, Executive Vice Chairman Adam Doneger and Managing Director Michael Collins advised both Urby and Rockpoint on the transaction.
Situated in the Jersey City Waterfront submarket, the planned building offers a lively neighborhood as well as exceptional regional connectivity.
New York City is a 10-minute commute via the nearby Grove Street and Exchange Place PATH stations, as well as the Harborside Ferry terminal. The Harborside Light Rail also stops right outside the building.
For those traveling by auto, Interstate 78 and the Holland Tunnel are both nearby. 201 Hudson – by Urby will also offer 102 surface parking spaces.
Rockpoint COO and Managing Member Dan Domb pointed to Jersey City’s “strong demographic tailwinds, significant public and private investment, and exceptional transportation access to Manhattan.

Together, the two final towers of the development will total 1,510 units. The plans also grant approval for up to 164 units for potential hotel usage.
Many residential units will offer skyline and Hudson River views, according to the JV.
Residential amenities at 201 Hudson – by Urby will include a resort-style swimming pool with Manhattan views, garden rooms, dog run, children’s play area and roof deck.

Last year, Urby broke ground on a 345-unit project due in Hoboken.
