The former Woodmont Forge in the Hopewell Valley submarket has sold for $115.75 million. Located at 100 Forge Circle in Pennington, the community features 300 apartments on 23 acres in Mercer County.
SAGE Real Estate Advisors announced April 15 representing developer and seller Woodmont Properties in the transaction. The Livingston-based brokerage said it also procured the buyer, an unnamed “leading owner and operator” with a national multifamily portfolio.
SAGE highlighted the deal as a significant benchmark for the Central Jersey submarket. Additionally, it highlights Woodmont’s efforts to develop and proactively maintain first-class multifamily properties to keep its apartments competitive for renters and potential investors.
Last July, SAGE also arranged the sale of a fully stabilized property in Warren County on behalf of Woodmont. That 120-unit community sold for $42.95 million.
In Pennington, leasing initially launched at the now branded One Hundred Forge in 2024. The new build reached fully occupancy by mid-2025, SAGE said. The community offers units ranging from 816 square feet to 1,357 square feet with a mix of one- and two-bedroom floorplans across three- and four-story buildings.
The spaces reflect Woodmont’s keen attention to tenants’ desire for a live-work-play atmosphere. Onsite amenities include a swimming pool with sundeck, fitness center, theater room, and resident lounge with conference and event spaces. The pet-friendly grounds also feature walking paths, a garden, outdoor terraces and EV charging stations.
One Hundred Forge offers seamless access to Interstate 295 and sits 8 miles from downtown Princeton.
For SAGE, the sale continues momentum in 2026. Last month, the firm announced a trio of multifamily sales across Central and North Jersey totaling $29.35 million.
