CoreWeave expands Livingston HQ by 31,000 square feet

New Jersey local AI cloud-computing company continues to grow, recently doubling the footprint of its headquarters.

CBRE arranged a 31,000-square-foot long-term expansion of the publicly traded company’s office lease at Eastman Cos.’ The Eisenhower. CoreWeave previously occupied 31,000 square feet at the Class A office complex.

Located at 290 W. Mount Pleasant Ave., the latest move reinforces the company’s commitment to New Jersey and highlights the infrastructure that keeps corporates based here. It also underscores the state’s growing ecosystem and presence as a leader in AI and innovation.

Senior Vice President Jon Meisel, Vice President Erin Wenzler and First Vice President Dan Casey as well as Eric Maurer, director of at Eastman Cos., lead the leasing campaign at . The group represented the landlord in the negotiations. Newmark Managing Director Jamie Ragucci and Executive Managing Directors Kevin Murphy and Aaron Sommer represented the tenant. 

“With a value of $57 billion and massive new capital infusions, CoreWeave is one of the fastest growing AI companies in the country,” Meisel noted in a July 1 statement. “We are thrilled such a cutting-edge technology company has invested in The Eisenhower for its headquarters as it continues to grow its cloud-based business.”

CoreWeave has made investments elsewhere in New Jersey. Last year, the company spent $322 million to acquire a data center at the Northeast Science and Technology Center, or NEST, in Kenilworth.

Wenzler said no other Livingston buildings could compete on delivering for all of CoreWeave’s needs.

“Including an expansive list of on-site amenities, 10-plus conference rooms and auditorium, back-up generator, walkable retail, building signage and space to expand,” she noted.

Beyond the space, Wenzler also said the quality of building ownership at The Eisenhower provided an incentive to the expanding tenant.

Looking ahead, the Livingston office building is positioned to add value, following recent refinancing and recapitalization by Eastman Cos., CBRE said. Ownership recently completed a new, fully-furnished coworking suite for tenants seeking small, flexible spaces.

The Eisenhower also offers excellent accessibility. It is near Newark Liberty International Airport and New York City. The property offers access to Routes 280, 80 and 287; the New Jersey Turnpike; and Garden State Parkway.
