Metropark office logs 80K square feet in new leasing

Central Jersey corporate campus is marking momentum, with announcing approximately 80,000 square feet in leasing activity at in .

The deals arranged on behalf of building owner Argent Ventures also underscore the repositioning underway at the Class A office property. In its August announcement, JLL said the leasing activity has triggered the next phase of redevelopment. Construction is now underway on a hospitality-inspired amenity package. The upgrades seek to appeal to modern office tenants.

As does the location. The property offers accessibility via NJ Transit and Amtrak service at the on-campus Metropark rail station, along with proximity to Garden State Parkway, Route 27, New Jersey Turnpike, and Routes 1 and 9.

acquired the eight-story, 239,452-square-foot building in 2023. The firm says the building is the only Class A in the submarket with more than 100,000 square feet. Siemens Corp., which still has a presence at Metropark, developed and constructed the property in 2003.

Recent leasing activity includes:
  • 28,000-square-foot full-floor lease to TP ICAP, a leading global intermediary in the wholesale financial, energy and commodities markets
  • 32,000 square-foot full-floor lease to a government finance department
  • 20,000-square-foot lease to global hedge fund administrator Citco Funds

A spokesperson for Argent Ventures says the activity “reinforces our conviction that companies continue to seek best-in-class office environments in strategic, transit-oriented locations.”

“These leases validate that strategy, and our investment in new amenities reflects our long-term commitment to creating one of New Jersey’s premier office destinations,” they added.

Making moves at Metropark

According to JLL research, Metropark recorded more than 171,000 square feet of positive net absorption in the first half of 2026.

The tally represents one of the strongest showings in . Additionally, with no new office developments at work, demand continues to favor upgraded Class A buildings, the company said.

Earlier this year, Metropark marked the arrival of Hackensack Meridian Health. Aside from the significance in name alone, the project is the first of its kind in the U.S.

The $200 million endeavor opened April. It consolidates HMH administrative offices and also includes the first U.S. transit-based comprehensive healthcare hub. The project is part of a larger, mixed-use development that will add new housing and retail space, too.

Argent Ventures’ other New Jersey properties include 1 University Square in Princeton, and 115 Tabor Road in Morris Plains. Both boast investment-grade tenant anchors.

Remaining availabilities at LEED Gold and ENERGY STAR-certified 170 Wood Ave. include building signage for tenants leasing two or more floors, JLL said.
