CBRE has secured another office tenant for Class A building The Eisenhower in Livingston, with Vanova Health signing on for 19,000 square feet of space.

The commercial real estate services and investment firm announced the deal at the 380,000-square-foot property located at 290 W. Mount Pleasant Ave. on Aug. 10.

This latest transaction continues leasing momentum at the Essex County office complex. In July, CBRE disclosed a deal with New Jersey cloud computing giant Coreweave at The Eisenhower that doubled the footprint of its headquarters space there. The activity underscores the appeal of amenitized, updated and accessible office locations for today’s employers.

CBRE Senior Vice President Jonathan Meisel, First Vice President Dan Casey and Vice President Erin Wenzler led the leasing campaign on behalf of ownership, Eastman Cos. The team also negotiated the new deal with Vanova Health for the company. Eastman Cos. Director of Leasing Eric Maurer also represented the landlord.

Maurer described The Eisenhower as “the building of choice for corporate tenants that see the office as more than just a place to work.”

In-demand office space

As physicians contend with more time spent on operational tasks, Vanova Health aims to help healthcare providers stay independent by managing administrative burdens. According to a recent survey, more than half of independent practice leaders described their administrative workloads as “extremely challenging.” Ongoing staffing issues compound the problem, while technology offers hope to practitioners, according to Becker’s ASC Review.

Expanding Vanova Health currently lists a Verona headquarters on its website. It was not immediately clear if the company is moving to or expanding with additional space in Livingston.

“Vanova Health has grown quickly from a startup, requiring office space that will meet its current and future expansion requirements. A property that has corporate-level conference facilities and a host of on-site amenities was critical to their search,” said Meisel. “Eastman Cos. worked closely with the tenant to design and build a state-of-the-art office space meeting all of its immediate and future needs.”

After Coreweave expanded at The Eisenhower, CBRE noted the Livingston office building is positioned to add value, following recent refinancing and recapitalization. Ownership also recently completed a new, fully-furnished coworking suite for tenants seeking small, flexible spaces.

With a design uniting four connected buildings around a newly renovated lobby, The Eisenhower offers a location near Newark Liberty International Airport and New York City. The property also provides access to Routes 280, 80 and 287; the New Jersey Turnpike; and Garden State Parkway. On-site premium amenities include:
