With Memorial Day fast approaching, Airbnb is rolling out measures that aim to reduce the risk of disruptive parties at its short-term New Jersey rental properties this summer.

The platform will once again use artificial intelligence and machine learning technology to identify reservations that are potentially higher risk for a disruptive party and prevent those bookings from going through.

According to Airbnb, the system looks at a range of factors, such as:

• Type of listing being booked,
• Duration of stay,
• Distance from the guest’s hometown, and
• Whether it is a last-minute reservation.

Guests who are prevented from booking an entire home will have the option to book a private room or hotel room on Airbnb instead. According to the company, at those locations a host is more likely to be onsite.

Reducing risk

Although raucous parties are banned by Airbnb, the company says it typically seeks a spike in bookings of one-night and two-night stays in entire homes for Memorial Day and Fourth of July.

When Airbnb deployed similar initiatives last summer, 67,500 people across the U.S. were deterred from booking home listings over those holiday weekends. Within New Jersey, 1,800 people were blocked, the company said.

In a statement, Airbnb Global Head of Operations Tara Bunch said, “The overwhelming majority of guests and hosts on Airbnb are respectful neighbors and travelers, and disruptive parties are rare. Our aim is to reduce the risk even more, and we’re optimistic these efforts will have a positive impact for hosts and local communities.”

Since launching its heightened holiday system in May 2023, Airbnb said more than 860,000 guests worldwide have been blocked or redirected from attempting to book a property.

After the company introduced its ban on parties in 2020, Airbnb said it has tracked a 50% decrease globally in the rate of incidents reported.

Airbnb has introduced several tactics to promote a responsible stay. Services for hosts include a 24-hour safety line to contact the company’s safety team as well as the availability of free noise sensors in the U.S. and Canada.

It also has dedicated channels for law enforcement, as well as a portal where neighbors of rental properties can report issues.
