Atkins Cos. and joint venture partner Woodmont Properties on May 10 said that Axia Women’s Health signed a lease expansion for 3,000 square feet of space at .

Negotiated less than a year after the health network signed a lease for 7,000 square feet, the latest transaction will have Axia occupying an entire 10,000-square-foot building.

Located at 247 Hurffville-Cross Keys Road in Washington Township, Washington Square Town Center is a 35-acre mixed-use community with 330 residential apartments, 100 townhomes, an assisted living facility, and a 40,000-square-foot fully leased, Class-A medical office building.

Nearing completion, initial plans for the property envisioned the construction of 30,000 square feet of ground-level retail spread across three 10,000-square-foot buildings. However, following the successful lease-up of the site’s 40,000-square-foot Rothman Medical Building and continued unmet demand for medical office space in the local market, Atkins and Woodmont adapted their plans to reorient the entire third retail building to health care usage.

Shortly after the building was repositioned to fit the needs of health care tenants, in July 2020 Atkins pre-leased 7,000 square feet to Axia Women’s Health.

As the construction of the new building progressed, Axia recognized the potential to further expand its services and delivery of care through a larger presence in the community. Capitalizing on the property’s accessibility and adaptability, Axia decided to lease the remaining 3,000 square feet in the 10,000-square-foot medical building to create a regional hub for its wide range of women’s health services. Axia is scheduled to open its doors early this summer.

An impressive list of regional health care tenants already call the community home. Completed in 2018, the Rothman Medical Building is currently home to Rothman Orthopaedics, The Heart House cardiology group, Jefferson Health Outpatient Imaging, and Advocare OB/GYN. In early March, Atkins also negotiated a 5,400-square-foot lease with Mid Atlantic Retina in one of the community’s retail buildings.

In addition to its slate of health care tenants, the property has attracted a diverse blend of traditional retail tenants such as Bison Coffee Co., Strive Physical Therapy and Sports Rehabilitation, PetCheck Animal Urgent Care, and Lavish Nails & Spa.

“In today’s tight medical office market, it has become increasingly difficult for healthcare tenants to find well-located, Class-A space that suits their specific needs,” said Bob Atkins, managing partner of Atkins Cos. “The ongoing success of our medical office leasing at Washington Square Town Center speaks to the tremendous unmet demand in the local market and the unique value proposition that this cross-generational community provides to tenants like Axia Women’s Health. We appreciate their commitment to the community and look forward to celebrating with them as they open their doors later this year.”
