The Vitamin Shoppe location in Union recently sold for $3.5 million.

Marcus & Millichap announced the disposition of the 4,859-square-foot property located at 2702 Route 22 June 10.

As underscored by the firm’s recent activity, Senior Managing Director of Investments Alan Cafiero commented, “Net-leased assets along major retail corridors in northern New Jersey continue to be in high demand.

“The Vitamin Shoppe is located on one of the most highly sought-after stretches of commercial highway in New Jersey, Center Island, Route 22,” Cafiero said. The position offers frontage on both eastbound and westbound lanes.

Alan Cafiero and investment specialists from Marcus’ New Jersey office David Cafiero and Dean Matuszewicz exclusively listed The Vitamin Shoppe property in Union on behalf of the seller, the Klein Group LLC. The team also secured the buyer, G Mason Group LLC.

Based in Secaucus, The Vitamin Shoppe is a retailer of nutritional supplements. Recently, the company announced a foray into telehealth.

According to Marcus & Millichap, the double-net lease property is within 3 miles of more than 177,000 people. Additionally, average household income in the area is above $134,000.

Other stores along the Route 22 retail corridor include Target, Walmart, Dick’s Sporting Goods and Big Lots.
