Denville Commons welcomes 4 new tenants, hits lease-up

A neighborhood shopping center in Denville is celebrating lease-up following the addition of four new tenants secured by .

Westfield-based Adoni Property Group owns the 73,239-square-foot retail complex located at 3130 State Route 10 W. in Denville. JLL announced the 100% occupancy milestone at May 14.

Managing Director David Townes and Vice President Alana Friedman are exclusive agents for the property. Current tenants at the retail center include JAG Physical Therapy, Jersey Mike’s Subs and X Golf.

In a statement, CEO Sonny Adoni said hitting full occupancy demonstrates the company’s dedication to curating a mix of tenants to establish a shopping destination for the community. “This achievement reflects our commitment to delivering an exceptional retail experience and fostering economic growth in the area,” he said.

Altogether, the new leases cover more than 11,000 square feet. They bring both local and national names to the property.

According to JLL, Denville Commons was built in 1991. It offers parking for 367 vehicles and is near major corporations, such as Novartis, Honeywell, Nestle and Deloitte & Touche.

“We are thrilled to bring Denville Commons to full occupancy with a slate of retailers that represents consumer demand for food, fun and personal services,” said Townes. “With retail vacancy holding at a record low, best-in-class properties like Denville Commons will continue to attract leading tenants seeking to expand their physical presence in vibrant urban markets like Morris County.”

The newest Denville Commons tenants:

Phenix Salon Suites – 4,500 square feet

Expected to open mid-summer, this fast-growing rental concept offers individual suites to salon and other professionals within a larger, shared space. JLL is exclusive leasing agent for the Encinitas, Calif.-based franchise retailer in the New York metropolitan area. The firm brokered the long-term lease in Denville.

American Family Care (AFC) – 3,140 square feet

The national urgent care, primary care and occupational medicine provider’s latest New Jersey location brings AFC’s statewide footprint to 40 offices. According to JLL, the private equity-backed company is in the midst of a nationwide expansion. Commercial Retail Associates Director Alicea Santella represented the tenant.

Health Mate Hot Tubs 2,250 square feet

The family-owned and operated hot tub, swim spa and sauna business has another location in Green Brook. Silbert Realty & Management Co. Inc. President and CEO Brian Silbert represented the tenant.

Tropical Smoothie Café – 1,373 square feet

The Atlanta-based company began operations as a single location on a beach in Destin, Fla. Now, it operates more 1,400 locations in 44 states, serving smoothies, wraps, sandwiches and more. Sabre Real Estate Senior Vice President Dina Santarelli represented the tenant.

In January, Townes and Friedman played a part in bringing a Bergen County mixed-use property to full occupancy.
