Franchisee opens doors at Denholtz site in Hamilton

Pickleball Kingdom opened doors on its first New Jersey location.
The first of 20 centers set for the Garden State under entrepreneur Samrat “Sam” Sood, Pickleball Kingdom Hamilton debuted Feb. 16 at 1100 Negron Drive in its namesake municipality. Red Bank-based Denholtz – also on hand to celebrate the affair – announced the milestone Feb. 24.
The 40,500-square-foot building houses 14 courts. A key piece of its light industrial portfolio, Denholtz built the property in 2023.
Pickleball Kingdom bills itself as the largest indoor pickleball court franchisor in the United States. The brand boasts more than 350 franchises awarded nationwide.
The Arizona-based company unveiled its deal with Sood in 2023. Denholtz announced securing the full-building lease last summer.
“We are thrilled to see our vision come to life with the opening of Pickleball Kingdom Hamilton,” said location owner Sood. “I’d like to thank our team and partners for their tireless work to help us achieve this milestone, and I look forward to seeing Pickleball Kingdom Hamilton quickly become a cornerstone of the local community.”
The center features a mezzanine overlooking gameplay, private space for parties and corporate events, grab-n’-go station with snacks and refreshments, lounge and instant replay video technology. In addition to being an asset for locals, the site offers an accessible location near the intersection of Interstate 195 and Route 130, as well as Exit 7A on the New Jersey Turnpike.
“Sports and recreation uses continue to be a growing demand driver for well-located, Class-A industrial spaces like 1100 Negron Drive,” said Kristine Hurlbut, senior vice president of leasing at Denholtz. “We are excited to help bring Pickleball Kingdom Hamilton to the community and congratulate Sam on the center’s opening.”
Denholtz had big news of its own to celebrate recently, revealing a rebrand to match its evolving business model.
