A 9-acre development site zoned for commercial use – and with a location that backs up to Interstate 78 in Hunterdon County – is for sale.

Lee & Associates New Jersey announced Sept. 27 it was appointed to market 1450 Route 22 in Clinton.

Vice Presidents Beth Chezmar and Erica Davidson are leading the assignment on behalf of the seller, a private ownership entity.

According to Lee & Associates NJ, the “highly visible” property also includes a usable farmhouse.

“This site is truly a ‘diamond in the rough’ with multiple possibilities, and we are seeing strong interest from potential owner/occupiers and investors alike,” Davidson said in a statement, adding that the property is suited for a variety of uses from self-storage to light flex/manufacturing, animal care, sports training, recreation and more.

She described Hunterdon County as one of New Jersey’s best kept secrets when it comes to commercial real estate. However, she added, that’s changing due to all it offers.

According to Hunterdon County Economic Development & Tourism, the area boasts a population of nearly 130,000 with a median household income of $121,982. Among the top-listed employment sectors are manufacturing, followed by educational services and then processional, scientific and technical services.
