Marcus & Millichap; Bussel Realty Services broker recent sales for 100%-occupied properties

Marcus & Millichap arranged the sale of retail property Aaron’s Strip Center in North Bergen.
Located at 2229 John F. Kennedy Blvd., the fully occupied property sold for $6.42 million, according to M&M’s Dec. 2 announcement.
Senior Managing Director Investment Alan Cafiero credited the site’s tenancy and position.
“This asset drew extraordinary interest from the investor community due to its high-quality tenants and premier location,” Cafiero said. “The property is just 1 mile from the Lincoln Tunnel to New York City and features incredible population density, with more than 100,000 people living within 1 mile.”
Along with Cafiero, investment specialists Brent Hyldahl and Devin Perez of Marcus & Millichap’s New Jersey office exclusively marketed the property on behalf of the unnamed seller. The team also procured the buyer, a local private investor.
Aaron’s serves as anchor tenant for the property. Other occupants at the six-tenant property include Blimpie and Quick Mart.
In Flemington, Bussel Realty Corp. recently brokered the sale of a retail strip located along Route 202.
According to the Edison-based industrial and retail real estate services firm, Yam Holding Corp. purchased the property for $3.2 million.
At 20,000 square feet, the center boasts full occupancy, BRC said.
Vice Presidents Chandler Vanderbeek and Conner Vanderbeek along with President Steve Bussel represented the seller, 257 Route 202 LLC, in the transaction.
