Following a green light in Roxbury Township, a new Class A industrial option is set to arrive in Morris County.

Fairfield-based Accordia announced approval for Parkview Business Center Feb. 10. The 503,841-square-foot complex expects to break ground in the third quarter of 2025.

According to Senior Vice President, Development Greg Woyna, the clearance marks the culmination of seven years of behind-the-scenes work. Roxbury Township approved the plan in October. “We were fortunate to work with a great team that included the seller and the Township officials, to solve some almost-insurmountable challenges,” he said in the full-service real estate investment and redevelopment firm’s announcement.

The 106.48-acre campus spans two lots at Lenel Road. On it, will rise two Class A industrial buildings, according to Accordia.

Building A – 322,842 square feet

• 10,990 square feet office space
• 58 loading docks
• Four drive-in doors
• 96 trailer parking spaces
• 232 vehicle parking spaces

Building B – 180,999 square feet

• 7,100 square feet office space
• 34 loading docks
• two drive-in doors
• 49 trailer parking spaces
• 116 vehicle parking spaces

Despite a slowdown in local construction, Accordia Principal Jason Bogart highlighted persistent demand.

“There’s more than 33.4 million square feet of industrial space in Morris County with a vacancy rate still below the tipping point for new construction,” commented Bogart. “By the time the existing new construction supply is absorbed, we will be delivering Parkview Business Center to the market.”

“There are no new construction starts in Morris County right now, and the vast majority of industrial spaces in Morris County — most of which are light industrial or flex space — were constructed between the 1960s and 1980s,” Bogart said. “At the market’s current absorption rate, Parkview Business Center is poised to be one of the most in-demand industrial properties in North Jersey.”

An accessible location also helps that position.

Situated just north of Interstate 80 at Exit 28, the property is located directly off U.S. Route 46 at North Frontage Road. Other roadways nearby include Routes 206 and 10. Accordia highlighted the spot’s ease of access for carrying goods throughout the state as well as into Pennsylvania, New York and beyond.
