Sanofi’s new flagship at M Station tops off in Morristown

Sanofi plans to move from its suburban Bridgewater campus to , where the new flagship location recently celebrated a milestone.

SJP Properties, in partnership with Morristown-based Scotto Properties, announced the topping out of West this month. The 260,000-square-foot, seven-story, build-to-suit property will support 1,900 Sanofi employees.

Completion is expected in the first quarter of 2025.

“The topping out of is a landmark moment in redefining the modern workplace across New Jersey,” said Steve Pozycki, founder and CEO of . “State-of-the-art, vertically integrated buildings are attracting the most influential corporations in the world.”

According to SJP, which has offices in Parsippany and New York City, M Station West offers three separate terraces; a 20,000-square-foot dining experience that will be open to the public; and a landscaped rooftop with “wellness areas,” featuring yoga and outdoor movement classes, entertainment and gardens that will supply food and beverages offerings.

As Pozycki highlighted, Sanofi is not the only company drawn to the walkability and vibrancy that Morristown offers.

“Sanofi joins Deloitte, which moved its headquarters to M Station East last year, and Valley Bank, which celebrated its grand opening at our new Speedwell avenue property this fall,” he said. “These tenants are turning to SJP for property solutions in amenity-rich locations with unrivaled aesthetics and the most advanced infrastructure ever built in the state.”

According to SJP, Gensler designed M Station West to achieve LEED certification. The company said the floor-to-ceiling glass and metal panel façade will offer abundant natural light, while an innovative side core design will emphasize open space and flexibility. The property also features solar reflective roofing.

The right mix

In a statement, Morristown Mayor Tim Dougherty said he was thrilled to welcome Sanofi to the city.

“SJP and have successfully executed our vision of a project which would invigorate our business district, attract leading-edge companies, and reinforce our position as one of the top Towns in the country to live and work,” Dougherty said.

M Station West will connect to the completed M Station East with a 1,000-car parking structure with public parking for on-site retailers, along with EV charging stations, SJP said.

Both buildings are set back 45 feet from Morris Street to create a 10,000-square-foot, landscaped promenade and two public plazas.

The 120,000-square-foot M Station East stands six stories. Completed in July 2022, Deloitte relocated approximately 1,495 employees to the space that year.
