Signature Acquisitions’ latest office acquisition marks the Cranford-based company’s third at The Center of Morris County in Parsippany.

JLL Capital Markets announced Feb. 24 it completed the sale of One Jefferson Road. The firm represented the seller, Office Properties Income Trust, as well as procured the buyer. In fact, JLL has arranged all of the sales to Signature Acquisitions at the four-building Morris County complex.

Located at the intersection of Interstates 80 and 287 and Route 46, the three-story, Class A building totals 100,010 square feet. Completed in 2009, Day Pitney currently leases the entire space.

The law firm will vacate the building at the end of its current lease term later this year for another site in Parsippany.

Situated on 8.49 acres, One Jefferson Road offers modern finishes, flexible floorplates, a full-service cafeteria and an outdoor park with walking trails.

Senior Managing Directors Jose Cruz and Jeremy Neuer, Senior Director Ryan Robertson and Associate Bradley Wachenfeld led JLL’s Capital Markets Investment Sales and Advisory team representing the seller.

Signature Acquisitions paid $88 million for 300 Kimball at The Center of Morris County in 2022. The company previously acquired 100 Kimball at the complex in 2019 and launched a capital improvement plan at the site two years later.

Last fall, the firm expanded its portfolio in Somerset County, acquiring a recently updated office building in Warren. Overall, it has acquired more than $700 million of assets and more than 6 million square feet throughout the Northeast.
