A single-tenant flex and office building in has a new owner, according to Cushman & Wakefield.

A Sept. 8 announcement from the firm disclosed the nearly 30,000-square-foot property at 20 Craig Road in Montvale sold for $5.75 million.

The building is 100% leased to premium automatic coffee machine maker Jura Inc. The U.S. distributor for the globally recognized Swiss brand uses the space for its North American headquarters, featuring executive offices, a product showroom, customer support center, warehouse facilities and the “Jura Live” studio, CushWake said.

A team comprising Managing Director Andrew Schwartz, Director Jordan Sobel, Senior Associate Andre Balthazard and Associate Dan Bottiglieri represented seller The group also procured the buyer, Fortune Touch LLC. Additionally, a Equity, Debt & Structured Finance team of Executive Managing Director Brian Anderson and Senior Financial Analyst Eddie Miro arranged the acquisition financing for the buyer.

“This transaction demonstrates the continued investor appetite for well-located, single-tenant office assets with strong credit tenants,” noted Sobel. “The property’s mission-critical nature as JURA’s North American headquarters, combined with its strategic location in one of Bergen County’s most desirable business communities, made this an attractive investment opportunity.”

According to its website, Roseland-based Mountain Development purchased the two-story property in 2012. Jura, meanwhile, moved its base to the site from Closter in 2015.

Situated on 2.97 acres, the Montvale property is less than half a mile from the Garden State Parkway. The Shoppes at DePiero Farm, featuring retailers and restaurants, also gives 20 Craig Road a boost in terms of appeal and nearby amenities.
