Somerset office building fetches $4.5M on Ten-X (updated)

A office building has a new owner, following the close of a Ten-X auction for .

Bussel Realty Corp. announced the sale of the 84,325-square-foot office property for $4.5 million Aug. 25. BRC represented the buyer, Pillar Plaza LLC, in the transaction. The seller was not disclosed.

BRC partner and Executive Vice President Gregory Irving will follow up his work on the deal as newly appointed exclusive leasing agent for the building.

“We are thrilled to announce the purchase of 80 Cottontail Lane in Somerset, a well-located Class A office property right off Exit 12 on I-287,” said Irving. “The property is aggressively priced for quick transactions. The new owners are also upgrading the common areas of the property.”

Irving told NJBIZ the building was approximately 53% occupied at the time of sale. Additionally, the buyer intends to take over another 20% of the remaining available space, he said.

A Colliers team led by Vice Chair Jacklene Chesler and Vice President Patrick Norris represented the unnamed seller in the deal.

“80 Cottontail Lane presents a remarkable value-add opportunity in one of New Jersey’s most strategic and affluent regions,” Chesler commented to NJBIZ via email. “With more than 37,000 square feet of available space and the potential to increase rents, the property offers tremendous upside.”

Pillar Plaza is affiliated with Pillar Ministries and its Pillar Media division. That sector operates the STAR brand radio stations, which broadcast contemporary Christian music and localized positive content, according to the company. Here, STAR 99.1 serves the New York City metro. Irving noted the station’s radio tower in Watchung Hills is visible from the fourth floor of the Cottontail Lane building.

The company currently lists an address in nearby Zarephath on its website. The business has maintained a presence in Somerset County for over 100 years, according to MyCentralJersey.com.

The Somerset County location also offers connectivity to Interstate 78, the New Jersey Turnpike and other main arteries.

According to BRC, 8 Cottontail Lane will market units from 3,000 square feet to 10,000 square feet available for immediate occupancy.

According to Loop, 39,454 square feet of space remains available for lease at the site. The four-story Class A building features an atrium lobby with floor-to-ceiling glass windows, highway visibility and key signage opportunities along the Cottontail Lane corridor, the website notes. On-site surface parking (329 spots) at the building additionally features solar canopy covers. Other cited perks include day care, on-site property management, a restaurant, EV charging and more.

After retaining the same ownership for nearly 30 years, 80 Cottontail Lane previously traded for $7.5 million in 2022.
