A Class A community featuring 100 rental townhomes is hitting the market in Somerset County, The Kislak Co. Inc. announced June 9.

The Woodbridge-based commercial real estate brokerage said it was named exclusive sales agent for Bridgewater Square, listed at $38 million. Senior Vice President Daniel Lanni is handling the assignment on behalf of the unnamed property owner.

Located at 100 Bellis Court, the property is just over 10 years old.

“100 units in a strong market like Bridgewater rarely comes to market,” Lanni said in a statement. “This 2012 well-built asset is consistently at full occupancy and offers a buyer significant rental upside with no rent control.”

Developed by Woodmont Properties, the community located in the Green Knoll section of Bridgewater, just off Route 202, last sold in a 2018 deal arranged by Gebroe-Hammer Associates for $32.6 million.

The unit mix offers one- to three-bedroom layouts, a majority of which are two-bedroom residences ranging from nearly 900 square feet to 1,200 square feet. The spaces feature open floor plans with 9-foot ceilings and upscale bath and kitchen finishes. Each townhome also offers oversized closets, in-unit washers/dryers and private balconies. A clubhouse, fitness center, game room, business center, concierge services, playground, basketball court, BBQ/picnic area and well-manicured courtyards, round out the community.

With close proximity to Bridgewater Commons shopping mall, the community is situated with access to major highways, including Interstates 287 and 78 and Route 22. And, the Bridgewater New Jersey Transit station, situated next-door to Patriots Stadium and less than 15 minutes from Bridgewater Square, offers service to Manhattan.
