Construction company relocates to Gibbsboro with Vantage assist

New York’s Conifer-LeChase Construction relocated its regional office in New Jersey to Gibbsboro in Camden County.

Vantage Commercial, which provided assistance to both the landlord and the tenant, announced the lease agreement at 61 N. Lakeview Drive on March 3.

According to Vantage, the new space is double that of Conifer-LeChase Construction’s previous office, providing ample room for the growing firm.

Executive Director Corinne Giletto handled the assignment, working with landlords Paul Lazar and Dr. Eric Forte.

According to a statement from Lazar, long-term agreements from Conifer-LeChase agreement, along with ones for Graymar Environmental and Bloom Audio, set the property up for 100% occupancy for the remainder of 2022, and beyond.

“Conifer-LeChase Construction is a great tenant for the complex,” Giletto said. According to Vantage, the complex is located in close proximity to a high demographic customer base and qualified workforce.

Vantage Commercial completes trio of Burlington County industrial deals

Vantage Commercial said Feb. 17 that it completed an “industrial trifecta” of deals – all within a 1-mile radius of Route 130 – in Burlington County.

The firm’s Corinne Giletto, Mike Gries, Ken Richardson and Vince Ceroli represented both sides in all three transactions: four occupiers, two sellers and one landlord.

At 150 Industrial Highway in Cinnaminson, Giletto and Ceroli sourced an off-market deal for Egress Solutions and Cabinet Tree Design Services, who according to Vantage had been in pursuit of a new space for two years. Property owner A to Z General Contractors and Builders recognized the opportunity selling in the current market afforded, and Vantage said it was able to close the deal in under 45 days.

Giletto, Richardson and Gries are part of Vantage’s “Industrial Task Force,” focused on finding off-market opportunities in the current high-demand market.

Egress Solutions President Trae Lamborne said the firm was able to quickly narrow the company’s search to find the perfect property.

In Delran, Caner Transportation purchased 199 Carriage Lane. It will occupy the lot as an owner and user, Vantage said. The property, which held an impound lot license and variance for storage, went under contract in less than a day, with the transaction completed within 60 days.

Finally, Giletto and Gries secured leases at 1305 Industrial Highway, the former site of an after-market car parts company, for Pride Motor Sports and Midnight Motors. Both companies specialize in high-end vehicle customizations.

Vantage Commercial announces Medford office sale

Amega Enterprises LLC acquired an office condo in Medford, Vantage Commercial announced Feb. 3.

The Cherry Hill-based full-service commercial real estate brokerage and advisory firm represented the buyer and seller in the sale of 30 Jackson Road, located within the Jackson Commons Professional Building.

The 1,440-square-foot space is located within a medical/professional complex with easy access from Tuckerton and Stokes roads and Route 70.

The buyer recently renovated Building D at the same complex for another Vantage Commercial client, the firm said.

“Amega Enterprises is growing exponentially as an investor and has acquired multiple investment properties within the South Jersey area,” Vantage Executive Director Ken Richardson said in a prepared statement. “Anthony was pleased with the ability that Vantage displayed during the negotiation process. This will be another exciting opportunity for Amega to renovate and secure a long-term tenant.”

Richardson and Vantage Director of Healthcare Services Emily Stein handled the assignment, working with the condo owner and Amega Enterprises President Anthony Amato to identify the opportunity and close the deal.

Addiction services provider expands in South Jersey with Vantage assist

Addiction treatment provider Soba New Jersey is expanding into the southern region of the state.

Vantage Commercial announced on Jan. 27 that it secured a lease for Soba New Jersey’s newest office at the Cooper Road Professional Building in Voorhees.

Soba signed on for 2,000 square feet at the property at 805 Cooper Road.

Director of Healthcare Services Emily Stein and Director of Client Services Corinne Giletto worked both with Soba New Jersey Chief Financial Officer Brian Chasin and the complex’s ownership to secure the medical office space for the expansion.

“Soba New Jersey is well-positioned for success and growth at 805 Cooper Road,” Stein said in a statement. “The newly renovated space will be easily accessible and welcoming for their clients and patients. This company is doing amazing things for those struggling with mental health and addiction and is a great addition to our local communities.”

The Cooper Road Professional Building offers access to Evesham Road and Routes 70 and 73.

Vantage Commercial secures Glassboro office lease on Rowan Boulevard

On Jan. 20, Vantage Commercial announced an office lease on Rowan Boulevard in downtown Glassboro at the former headquarters of HFM Investment Advisors LLC.

With the previous tenant’s exit from the space planned for November 2021, Vantage said Director of Client Services Monica Walsh secured a deal for the 2,350 square feet of office space for Ransom Consulting before the end of August that year.

Ransom Consulting was founded in 1988. Vantage said the engineering and environmental firm has completed more than 6,000 projects across the U.S.

“Rowan Boulevard is an ideal location for Ransom’s new office,” Walsh said in a prepared statement. “Centrally located in a highly visible office and retail complex in Glassboro, they will continue to benefit from their new location for years to come as development in the Gloucester County area grows and thrives.”

According to Vantage, Walsh handled all sides of the transaction.

The property is located in a mix of retail and office users on the downtown strip of Rowan Boulevard, adjacent to a new mixed-use complex developed, built and managed by Nexus Properties.

Former auto repair shop sells in Camden County

A former auto repair shop in West Berlin has sold, Vantage Commercial said Dec. 30.

Sales Associate Mike Gries and Director of Client Services Peter Abdallah worked with the buyer and the seller in the transaction for the 1,400-square-foot building at 228 Haddon Ave.

The seller is the owner of KA Holdings, according to the Cherry Hill-based full-service commercial real estate brokerage and advisory firm.

Financial terms of the deal were not disclosed.

“There are environmental and zoning complexities selling a former service station,” Gries said in a statement. “We were able to navigate them, identify the right buyer, and deliver on behalf of our client. This one was satisfying.”

In October, Gries was part of the team that helped bring Irie Mon Jamaican Restaurant and Take-out to Plaza 500 in Haddon Heights.

Vantage Commercial brings vet to Cherry Hill complex

Former retail space in Cherry Hill will be repurposed as a medical office for a new veterinarian tenant at a complex undergoing a redevelopment after fire destroyed one of its three buildings.

On Thursday, Vantage Commercial announced South Jersey Cat Clinic leased 1,875 square feet of space at Towne Center at Short Hills on Evesham Road.

Joining co-tenants including Hair Play Salon, Oliva Nail Lounge, Primo’s Water Ice and Babylon Barbers, South Jersey Cat Clinic expands the roster further as property ownership envisions a mix of occupiers fulfilling professional, retail and service-oriented uses.

In a statement, Jay Wegweiser of Short Hills Town Center II LP credited Cherry Hill-based Vantage with assisting the complex’s growth over the past year, since the firm was named its exclusive broker. The firm brought on Babylon Barbers in July and Primo’s Water Ice in April.

“Their team has worked tirelessly to find tenants that are a great fit for the shopping center, and they have been extremely successful in securing these tenants,” he said. “With the addition of the South Jersey Cat Clinic and Dr. Jaclyn Bell, they have filled all the vacancies in the existing 484 E. Evesham Building, leaving just one remaining vacancy at the property.

“We are excited about the future and have the utmost confidence that Vantage will continue their efforts to bring new, long term tenants to the redevelopment of the 480 E. Evesham building to join Starbucks,” Wegweiser added.

Bell is the owner of South Jersey Cat Clinic, which offers advanced medical and surgical services.

Vantage Commercial facilitates health care provider’s Pa. expansion

Advantage Behavioral Services is expanding into Pennsylvania.

On Thursday, Vantage Commercial announced it represented the health care provider in securing a new office at 105 Floral Vale Blvd. in Yardley, Pa. in Lower Makefield Township.

Director of Healthcare Services Emily Stein worked with the company to identify and ascertain the lease, marking the second location she’s secured for Advantage Behavioral Services in the past eight months. And, according to Vantage, the provider is seeking to expand its footprint even further in the tri-state area.

“Once again Emily got the deal across the goal line,” said co-owner Chris McGoldrick. “There were several bumps along the way but Emily’s ability to negotiate on our behalf secured the property for us.”

Vantage Commercial sells off-market property in Hammonton

Vantage Commercial on Oct. 15 announced it sold the former Capital One Bank located at 245 Bellevue Ave. in Hammonton in an off-market transaction.

National Credit Reporting Systems Inc. purchased the property and will use it for its business.

Vantage Commercial Executive Director Ken Richardson and Director Aran Ploshansky worked with Jeff Tunis, the property owner, to position the building for lease.

“Vantage Commercial was professional and responsive to my needs during the entire process. I really appreciated the updates and the availability of the Vantage team to answer my calls and tour my building. Ken is a seasoned dealmaker and truly makes things happen,” Tunis stated.

“We had a few strong tenants interested in the building for full occupancy and partial occupancy use. The deals were put on hold during the high point of the pandemic as users did not see value in signing at that time,” Richardson staid. “We continued to tour and that is when I met Curt Knuth from NCS.”

Vantage Commercial facilitates sale of Hammonton’s Atlantic Commerce Center

Vantage Commercial said Oct. 7 that it successfully closed the sale of a 105,000-square-foot former office building in Hammonton.

Located at 1001 S. Grand Ave., this well-positioned asset sits on 24 acres and has the potential for expansion. The Atlantic Commerce Center is the former home of Whitehall-Robins’ R&D and corporate offices and will undergo a conversion back to its original use as a light manufacturing and industrial complex.

The single-story building is within close proximity to the Atlantic City Expressway, minutes from downtown Hammonton, only 30 minutes from the Atlantic City Airport, and 45 minutes from the Port of Philadelphia.

Initially, Vantage Commercial was hired to lease office space within the complex. With the slow-down in office leasing resulting from the global pandemic, Vantage procured a listing with ownership to sell the property.

Senior Advisor Corinne Giletto and Executive Director Ken Richardson represented both the buyer and seller, respectively, in this transaction.

“The current shortage of industrial space in addition to the lead-time to build new capacity offered the opportunity for conversion of this building. The new owners, who are seasoned investors, saw the potential for the conversion from office to industrial in this demanding market,” Richardson said in a prepared statement.

Vantage Commercial inks new retail lease in Haddon Heights

Vantage Commercial announced Sept. 30 that it secured another successful retail lease, this time at Plaza 500 located at 507 Black Horse Pike in Haddon Heights.

Plaza 500 is a centrally located shopping mall with excellent visibility and signage. Situated on the heavily traveled Black Horse Pike, the center is in close proximity to Interstate 295 and Routes 76 and 30.

The new tenant, Irie Mon Jamaican Restaurant and Take-out, joins a diverse roster of co-tenants including Klassy Nails, Always Available Locksmith, and Cutting Room Hair Care.

Monica Walsh, director of client services, and Mike Gries, sales associate at Vantage Commercial, worked closely with ownership and the tenant to facilitate a smooth transaction.

For her part, Winsome Douglas, owner of Irie Mon Jamaican Restaurant and Take-out, was pleased with both Vantage and the prospect of bringing a diverse new flavor to the center. “Working with Vantage was a great experience. Vantage Commercial facilitates sale of Cherry Hill office building

Vantage Commercial said Sept. 17 that it sold a free-standing office building in Cherry Hill to Quality First Solutions, a provider of tailored consulting services to the health care industry.

Terms of the deal were not disclosed. The seller, an estate, was accompanied by Bluestone Commercial Capital during the transaction.

The 4,200-square-foot office building at 41 Kings Highway N. is centrally located along a busy stretch of one of Cherry Hill’s main thoroughfares, just minutes from Interstate 295 and Routes 70 and 38.

Mike Gries, a sales associate at Vantage Commercial, worked with both the buyer and the seller to negotiate a favorable deal for both parties. This is the second property Gries helped sell on behalf of the same owner.

Jennifer Bailey, of Quality First Solutions, said: “As a Cherry Hill native, it was important for me to find a larger office space in town in which to move my growing company, Quality First Solutions. Upon finding Vantage Commercial, I knew they’d be able to help me find the perfect office space.”
