NAI James E. Hanson’s John Schilp is adding another successful transaction at White Lake Commerce Park in Sparta to his record, just two weeks after securing a 13,000-square-foot lease at the industrial complex.
On July 25, NAI Hanson announced Schilp represented LTJV LLC in the $2.1 million sale of 12 Aaron Way: a 14,018-square-foot industrial building.
The property is situated on nearly 2 acres and features 21-foot clear ceiling heights, no columns, eight 14-foot drive-in doors and onsite parking. According to the firm, the building is within an economic development zone, offering additional flexibility.

“The competition for flexible and well-located properties in markets like Sparta continues to grow by the day,” Schilp said in a statement. “Once a property such as 12 Aaron Way hits the market, it becomes an instantaneous frenzy of prospective buyers throwing their name in for consideration. Schilp’s work at White Lake Commerce Park dates to 2019 when he was retained to facilitate the sale of the 12 lots that make up the site. Since then, he’s brought several developers there, where owner-occupied and spec industrial projects now range from 10,000 square feet to 40,000 square feet. Schilp has also secured several tenants and buyers to completed buildings at the complex.
In fact, this isn’t Schilp’s first time working with seller LTJV, he’s leased and sold additional buildings at White Lake Commerce Park for the firm. The undisclosed buyer of 12 Aaron Way is the owner of a successful trucking company, according to NAI Hanson, that plans to relocate to the site.
