Woodmont Industrial secures tenant for upgraded Lyndhurst property

Nemo Tile LLC signed on to occupy Partners’ Lyndhurst property located at 2 Terminal Road.

The 30,046-square-foot, 65-month term lease covers the warehouse and distribution center’s total footprint, according to an Oct. 1 announcement from Woodmont. The owner completed a multimillion-dollar capital improvement plan at the property following its 2022 acquisition of the site.

Lee & Associates partner and Senior Vice President Michael Schaible and partner Troy Wisse represented Woodmont in the transaction. Newmark Managing Director Daniel Reider represented the tenant.

The deal comes as industrial leasing activity picked up to close out the third quarter of the year. According to NAI James E. Hanson’s Q3 report, leasing topped 6 million square feet for the period, with activity up by 1.5 million square feet year over year.

With accessibility from its location at the intersection of Routes 3 and 17, the facility also features ample paved on-site parking with seven truck spots. The climate-controlled building boasts 18-foot clear heights.

Founded in 1921, Nemo Tile offers stone and tile products for clients in the residential, retail, hospitality, health care and commercial real estate sectors. Beyond 2 Terminal Road, the company has six showroom locations throughout New Jersey, Massachusetts, New York and Pennsylvania.

The Lyndhurst site will serve as an office and warehouse for natural stone and porcelain slabs, according to Woodmont.

A 2024 NJBIZ Best Places to Work in NJ winner, Woodmont is busy in the industrial space.

In June, Woodmont and partner Sagard Real Estate completed capital improvements at an asset in the Exit 8A submarket. To close the summer, the company and partner Brookfield broke ground on a new 450,000-suqare-foot warehouse in Warren County.

Also under construction: a 152,000-square-foot property in South Amboy in partnership with Joseph A. Jingoli & Son Inc.

According to Woodmont, approximately 6.8 million square feet of industrial space in its active pipeline is available for occupancy, development and/or renovation in New Jersey, Pennsylvania, Florida and Texas.
