After recently completing a new industrial building in Hackettstown, Saddleback Real Estate Developers has sold the 50,000-square-foot property.
According to a Jan. 2 announcement from the Fairfield-based firm, the warehouse took just one year to complete. RC Andersen served as general contractor as well as construction manager.
Mobile accessories manufacturer Bytech, of Brooklyn, purchased the building at 999 Willow Grove St. for $13 million, Saddleback said. Garden State Realty principal Robert Adams brokered the transaction, the firm added, with Kearny Bank as lender.
The industrial-focused developer says this project highlights the ability of the Salvatore V. Frassetto family of companies to identify non-performing, undervalued properties and reposition them successfully.
President Terry Frassetto noted the team acquired the site in 2021. Watching it go from a “bare site … to a finished building has been incredibly rewarding,” he added. Now, 999 Willow Grove St. features:
It sits less than 1 mile from the M&M Mars headquarters. The site also offers convenient access to Route 46 and Interstate 80. Saddleback highlighted that proximity as key characteristics for its turnaround.

Dating to 1975, Saddleback Real Estate Developers says the Frassetto family has developed more than 25 million square feet of commercial space and facilitated over $3 billion in real estate transactions.
Last November, Saddleback was part of a joint venture with Commerce Park Investors led by Legacy Real Estate Developers that acquired the former Casio headquarters in Dover.
