A Parsippany retail center anchored by Harbor Freight recently sold for $9.11 million.
Marcus & Millichap exclusively marketed the property located at 745 Route 46 in the Morris County township. The commercial real estate brokerage announced the sale July 7. The six-suite, 32,432-square-foot strip was fully occupied at the time of the deal.
The transaction highlights North Jersey’s persistent appeal to investors.
Senior Managing Director Investments in Marcus & Millichap‘s New Jersey office Alan Cafiero, Senior Director Investments David Cafiero and Director Investments John Moroz represented the seller and procured the buyer. The firm did not identify either party.
Built in 1962 and renovated in 2014, 745 Route 46 comprises 4.1 acres.
“Northern New Jersey continues to be one of the strongest retail investment markets in the country, driven by dense population, limited new supply and resilient consumer demand,” said Alan Cafiero. “This property’s combination of stable cash flow, diversified tenancy and outstanding highway access made it a compelling investment opportunity that attracted significant buyer interest.”
Beyond Harbor Freight, the tenant roster includes a mix of retail, restaurant, service and medical occupants. The anchor occupies 55% of the gross leasable area, M&M said.
The property benefits from its surroundings along Route 46 and access to major highways including Routes 202 and 24 along with Interstates 80, 287 and 280.
