Jersey Mike’s Subs has signed a lease bringing the homegrown fast-growing franchise business to Bell Works Fort Monmouth.
Savills, and others, revealed the deal for 68,750 square feet at 1 CommVault Way in Tinton Falls in its look back at the office sector for the first quarter of 2026.
One of the largest for the period, the transaction offers a bold endorsement, bringing a high-profile tenant to Inspired by Somerset Development‘s “Baby Bell,” which it acquired last year. It also highlights regional demand – a new kind of the “Netflix effect,” if you will – and a persistent and consolidated flight to quality that continues to buoy the sector.
A spokesperson for Inspired by Somerset Development did not return a request for additional details or comment before press time.

The company acquired the former Commvault HQ building last year. The 276,900-square-foot Baby Bell came on board, essentially, in mint condition.
Built in 2014, Commvault was the first company to sign on for the reimagined Fort Monmouth. Yes, famously, their office does include an indoor slide. And you did see it in “Happy Gilmore 2.” Following the sale, the namesake tenant remained on board, occupying approximately 75,000 square feet of space.
During a broker event onsite last summer, the company behind Bell Works Holmdel and Chicagoland noted Commvault did not get a lot of time in-office following the onset of and changes in work due to the pandemic. “Brand new. Immaculate,” Inspired by Somerset Development CEO Ralph Zucker said describing the space. “We need to do very little for companies to come.”

At the time, Zucker told NJBIZ the Fort Monmouth property stood out for several reasons, including proximity to its Holmdel metroburb (about 12 minutes away). The logistics expand options and opportunities for tenants of both spaces.
The location is ideal for commuting, near public transit options and the Garden State Parkway.
Inspired by Somerset Development elevates the experience with concierge-level management. The same team manages both Bell Works in Holmdel and Bell Works Fort Monmouth.
Along with a range of office footprints, fully functional “Ready-to-Wear” office suites with short- and long-term leasing options, the building also offers Inspired by Somerset Design’s collaborative workspace membership concept coLab.
And while the retail component is less extensive in Tinton Falls compared with the sister site, plans include a selection of local restaurants, a Bell Market, a coffee shop, retail spaces, a health club and a food hall.

The spot on Fort Monmouth also sits within an emerging ecosystem, catapulted by the Netflix project underway elsewhere on campus. Zucker told NJBIZ last summer, that project was “the cherry on top” within an already diverse area.
“Well it’s hard to describe as a cherry because it’s the watermelon on top of the cake,” he said. “It’s huge.”
Nearby at the massive former military base, there’s also also new housing coming online from Lennar Corp. and RWJBarnabas Health’s Fort Monmouth Vogel Cancer Center. The momentum in Monmouth County extends beyond its borders, too, with projects like Kushner Cos. reimagining of the Monmouth Mall also well underway, and more.

Savills identified the Monmouth County office availability rate at 11% in its Q1 report – the second-tightest statewide. For comparison, the Waterfront and I-78 submarkets had the most available space (32.1% and 31.7% respectively).
Expect the demand to continue. Last year, Zucker told NJBIZ, “We’ve got a lot of lease activity. I’ll have more activity than I have space.”
But that could change.
While no concrete plans have been released since, Zucker said then that Inspired by Somerset Development intends to add additional office space at Bell Works Fort Monmouth.
For Jersey Mike’s the lease arrives as the company makes moves to go public. Jersey Mike’s Subs currently lists its location in Manasquan on its website. Though, as highlighted by Real EstateNJ, this week the company issued a news release featuring a Tinton Falls dateline. That publication also noted NAI James E. Hanson represented Bell Works Fort Monmouth.
A representative for Jersey Mike’s did not immediately reply to a request for additional details.
