New Jersey broke into the top 10 markets for industrial space under construction in 2026, according to a new report from Commercial Cafe.
While the Garden State had just cracked the top 20 largest national pipelines last year, with 5.6 million square feet underway, it currently boasts 7.5 million square feet being built.
One of the more established U.S. logistics hubs, it’s likely no surprise that nine out of 10 of the largest local industrial developments in New Jersey represent warehouse and distribution projects, Commercial Cafe said.
Russo Development earned distinction in New Jersey as the builder behind three of the state’s largest projects underway. The report cited the 1.4 million-square-foot Building A at Kingsland Meadowlands in Lyndhurst as one of the market’s largest logistics-based projects. Meanwhile, that sole non-logistics project in the region also comes from Russo: a roughly 300,000-square-foot data center being built in South Brunswick.
Nationwide, 9 of the 10 markets with the largest pipelines in early 2026 had more industrial space underway than they did at the same time in 2025. Russo’s Kingsland work ranked as the No. 17 industrial project set for completion this year, according to the rankings.
Commercial Cafe also noted an uptick in build-to-suit projects in the industrial pipeline. This work removes risk for developers while also benefiting users, it noted. “Meanwhile, smaller operators still have options as vacancies on existing stock remain elevated enough to keep the market competitive for those who are not yet ready to commit,” the report continued.
Dallas Fort-Worth claimed the top spot for development, according to Commercial Cafe, with 28.8 million square feet of industrial space under construction in 2026.
Amazon projects accounted for seven of the 20 largest industrial facilities on track to deliver in 2026, the report said.
Looking back at 2025, Commercial Cafe noted completions skewed largely toward manufacturing. It highlighted the year as the first to reflect projects backed by the CHIPS and Science Act as well as the Inflation Reduction Act. Two New Jersey projects occupied space on that ranking at Nos. 13 and 14:
