The tourists have gone home for the season, but the shore still has plenty to offer. At oceanfront residential, retail and recreation destination Pier Village in Long Branch that’s particularly true following the addition of three new tenants.
Kushner, the New York City-based real estate firm behind the oceanfront offering, announced the trio of deals Nov. 15. All three businesses are expected to open by the spring of 2023:
Pierson Commercial Director Ryan Starkman serves as exclusive retail leasing agent for The Shops at Pier Village, which is currently 92% leased.

“The wide range of business models for each of these three tenants speaks to Pier Village’s ability to provide the type of real estate that businesses of any kind need to thrive,” Starkman said in a statement. “We are excited about our continued work with potential tenants to welcome them to the property and further cement its status as one of New Jersey’s most successful and desirable retail developments.”
“We have always known that the success of Pier Village has relied upon making it a sought-after destination for retail and service tenants from January to December,” said Nicole Kushner Meyer, president at Kushner. “These three leases showcase our success in making that vision a reality and we are proud to welcome each of them to our one-of-a-kind community.”
Kushner acquired The Shops in 2014. According to the firm, the property draws more than 2.3 million annual visitors. In addition to the retail component, Pier Village is comprised of nearly 500 luxury rental apartments, 243 upscale condos and 91 hotel rooms. Programming persists year-round at the destination, with upcoming upcoming seasonal activities including a winter ice skating rink and more for the holidays.
Since it was tapped to lease the property in 2021, Pierson has secured a number of tenants for The Shops at Pier Village. Those additions cover national brands, like Starbucks; current tenants that have augmented their space, like Gold Gym’s Phorm expansion; and fresh-baked goods for humans and pets alike.
Overall, Pier Village is home to more than over 140,000 square feet of retail, amenities, fitness and food and beverage operators.
Salt Life was founded in 2003 by four watermen from Jacksonville Beach, Fla. In addition to its own 21 retail locations, the lifestyle brand is sold in surf shops, specialty stores, department stores and sporting goods retailers nationwide. According to Kushner, its entrance to the Northeast highlights the four-season appeal of Salt Life’s wares.
With three North Jersey locations in the state, Strand Salon offers beauty professionals customizable room rentals to meet their needs. The new shore spot expands the company’s footprint, and its geographic reach to Central Jersey.
Remedy Realm is a health care concept offering a range of IV drips, Peptide injections, facial aesthetic treatments and other services created by Dr. Avraham Schreiber. The permanent space follows a time operating as a successful pop-up at The Shops at Pier Village, Kushner said.
