Indoor swim schools continue to crop up across the state, with the latest coming to Westfield following a property sale arranged by NAI DiLeo-Bram & Co.
Swim Quest plans to establish its newest instructional facility at 325 North Ave. E., according to a Dec. 2 announcement from the Woodbridge-based firm.
25 Taylor Holding LLC purchased the 9,700-square-foot building with plans to launch the new swim school in early 2026.
An NAIDB team of Principal Robert DiLeo, Vice President Richard Goski and Assistant Vice President Catherine Goski-Vasquez represented the seller, True North Avenue East LLC.
Swim Quest has three additional locations in New Jersey: Livingston, Millburn and Whippany. Underscoring the prevalence of swim schools in the market more broadly, on its recent list of the top 10 children franchises nationwide, Entrepreneur named two such organizations to top spots.
According to NAIDB, the Westfield location offered a key draw for the buyer. The site provides keen visibility within a high-density professional services neighborhood. Additionally, the North Avenue East property posts a 16,000-vehicle count per day. Further boosting appeal – particularly in parking-constrained Westfield – the property includes 20 dedicated, on-site spaces for vehicles.
“This is one of the most desirable locations in the area, offering incredible brand exposure,” Goski said. He added the exceptional access to Downtown Westfield “enhances the value for any business, providing convenience and a premier environment for employees and clients alike.”
A Union County market specialist, Goski-Vasquez cited sustained demand for standalone products, like 325 North Ave. E., “from office to industrial to retail – that can house either one cohesive owner/user or be easily segmented for multiple entities.” Additionally, she said easily transitioned spaces like the future Swim Quest underscore the resilience and versatility of these kind of products in today’s market.
In Clifton, grocery chain Stew Leonard’s recently opened a swim school. Located adjacent to the supermarket’s new Passaic County location, the spot replaced an old Lucille Roberts location.
