Amid its transformation into a destination neighborhood, The Park in Berkeley Heights is detailing plans for new luxury living options rising at the 185-acre campus.
Round Table Residences will comprise two residential rental buildings. At 11 stories, RT500 will include 179 apartments, while the eight-story RT600 will feature 149 units. The Connell Co. unveiled plans for the properties March 26.
Each will include in-demand amenities and benefit from The Park’s range of hospitality-based perks and concierge services. The residential announcement marks a crucial component of the $500 million emerging live-work-play lifestyle under development at the former office park in Union County.
According to a representative for The Connell Co., site work for RT Residences started in November 2023 and construction started June 2024.
“We’re building an urban, walkable, downtown community within a suburban setting at The Park and a critical piece of this model is our residential buildings,” said The Connell Co. Executive Vice President Shane Connell. “By creating luxury resort-style residences on site, we’re ensuring that all residents can experience everything The Park has to offer, such as world class restaurants, large parks and open spaces, and high-end amenities all in one campus.”
Designed by Minno & Wasko Architects and Planners and David M. Sullivan Inc., RT Residences will offer studio-, one- and two-bedroom luxury apartments. The Connell Co. said residences will feature contemporary styling and neutral tones. Natural light will flood living spaces from floor-to-ceiling windows. Additional in-unit features include wood plank flooring and quartz countertops.
Each RT Residences building will feature resort-style outdoor pools, entertainment lounges, game rooms, coworking spaces and fitness centers.
RT500 will connect to Café Exchange. Also open to the public, the unique coffee shop concept will offer a range of experiences from its 6,000-square-foot space – as well as a central gathering point. Beyond hand-crafted food and beverage options, The Connell Co. highlighted live entertainment, installations by local artists, a book exchange program and an evening wine bar intended for the space.
The progress on the “live” component at The Park follows recent “work” milestones, as well. The Connell Co.’s revamp of 1.5 million square feet of on-campus, Class A office space into a unique, high-end, high-touch work resort has attracted top-name tenants, such as Fiserv, Blackstone, Samsung and Aon, and others.
Meanwhile, the “play” part is underway, too.
Also currently under construction, an entertainment building in The District at The Park – a sort of main artery for the campus – will include a brewery, steakhouse, duckpin bowling and more. Ultimately, The District will feature 185,000 square feet of retail and restaurant space to engage and energize The Park, according to The Connell Co.
To get recreation options on campus, “we’re creating The District at the Park,” Connell explained at Morris Arts’ recent Commercial Real Estate Breakfast. “Existing hotels in the upper right [and] office buildings on the left, creating a main street anchored by residential and retail focused on entertainment and dining.”
The Park also features a 176-room Embassy Suites hotel, luxury fitness and wellness facility Fieldhouse, Grain & Cane restaurant, Starbucks, Life Time Fitness, walking trails, coworking social club Round Table Studios and more.
