New Bound Brook luxury apartment community Allure at Vosseller is fully leased three months after opening.

The milestone at 518 Vosseller Ave. was revealed May 22. Watchung-based builder and property management company Ferruggia Associates owns and manages the 40-unit boutique project.

In addition to highlighting the construction, management and resident experience at Allure at Vosseller, the achievement also highlights the continuing emergence of new developments in the Somerset County town.

Coldwell Banker New Homes and Coldwell Banker Realty in Warren exclusively marketed and leased the project. According to that team, its integrated strategy and local market expertise played a key role in achieving full occupancy ahead of projections.

“Leasing 40 residences in just three months speaks volumes about both the product and the team behind it,” said Sheryl Ritschel, director at Coldwell Banker New Homes.

The one- and two-bedroom residences at Allure at Vosseller offer spacious layouts and designer finishes. Amenities include a resident lounge, fitness studio, secure package room and landscaped outdoor pavilion.

Downtown demand

Bound Brook itself has a lot to offer. The city sits along NJ Transit’s Raritan Valley Line, offering rail service (with a transfer in Newark) to New York City. Additionally, downtown features dining and entertainment options. A slew of entertainment and shopping options available along nearby Routes 28 and 22 expand on that. The city is also nearby to bustling downtowns in New Brunswick or Somerville.

Allure at Vosseller is among the latest properties to debut in Bound Brook amid a larger build-up.

In 2023, Citizen Bound Brook from Accurate – a 105-unit multifamily project – began welcoming tenants. And a joint venture between Denholtz and Redwood Real Estate Group are working on The Rail at Bound Brook. The 143-apartment rising at 100 Hamilton St. is set to include a range of layouts as well as amenities, parking and outdoor space.
